沒看到熱河商圈還在擴大??
他的側向路,例如吉林(非夜市那一端),瀋陽,大連...很多店面都延伸開過去.
另外熱河街過自由路那端的店家也變多.
更不用說,不覺得攤販變多媽?三民公園和博愛國小四周...多了幾攤新的攤位.
白鹿洞就不用說了,漫畫小說店夕陽產業..
自由路那兩家咖啡廳,你住久一點就應該知道.
這邊開甚麼倒甚麼(因為租金太高)(7-11被漲租金搬到隔壁去)
結果來了路易莎居然穩下來了....
然後其他的變化跟南合興有關.
美奇萊有聽說要搬遷,所以自立路那邊才催生一個影城想要搶美奇萊的市場.
(剛才去美奇萊看復仇者4...)
當然這個還沒定案...因為合約還沒到...
最大原因是因為,以前南合興租美奇萊很便宜,現在股東換人,所以..恩恩.
家樂福也一樣的情況,另外有聽說家樂福之後這一塊要做養老中心.
自由游泳池也是南合興的土地,他是處分掉,已經賣掉了.
後譯這邊是南合興大本營,你看到的空地只要大塊一點都他的.
看到的大型商用不動產,也都是他的.
人家滿清時代開始炒這邊的地皮,經過日據,國民政府,到今天...XD
把這邊買光光....你上面執政者甚至國家換了,高雄陳家依然是大地主..呵呵~~
但是至從南合興大股東換人之後,這些不動產就大量的被清算...
所以才會有這麼大的變化.
基本上後譯是一個大成長區塊.
市中心醫學中心的不朽之外.
最大理由也是因為,原本的一大堆空地都要蓋大樓.
你要知道,你一條巷子,透天有幾戶?
遼寧一街,從民族路到博愛路,總共有500號...
而一個普通大小的建案的戶數,大約100戶.
(高醫後門停車場那個,郡都當代,總共650戶...)
所以只要蓋五棟大樓,就等同這邊多一整條路的住戶...
而最近後譯有十幾個案子....
所以這邊人口會有一個很明顯的成長.
(因為這邊相對其他地方,透天太多,所以戶數密度其實很低)
然後加上自由路和復興路打通.
有沒有看到,小北百貨急急忙忙地跑去插旗.
(那間店面租金...一個月25萬...)
而打通自由復興+中博高架橋拆除後,九如路就可以開始分食建國路的一些商效.
(雖然建國路3C商圈衰退,但是怎樣衰退都還是有一定的規模,屌打高雄85%的道路商效)
so...整個後譯在這幾年還會持續變化很大.
有興趣可以多觀察,剛好自由復興路快通路了,第一波仰德漾,inH大樓也在一年左右完工.
所以最近就會開始進入高醫高峰期.
阿就更不用說未來的71期重劃區一個超級大的商圈.
(它裡面只有10%開發獎勵才可以蓋住宅,其他全都商用)
so...不要對後譯這邊有誤解.
你先想想.為啥你會有一個這邊衰退的結論?
住戶變少??...你有看到變少??..先不說新蓋大樓增加的.
原有的老住戶,應該目前沒啥變化吧..
高醫病人/醫護人員變少???....你應該看到看診更被擠爆吧..@@
那...甚麼地方人變少了??...博愛國小愛國國小和三民國中因為少子化變少??...
國小國中小屁還會重擊商圈造成商圈衰退嗎??...
so....最好你再想想....
後譯是一個很囂張的地方..

你年輕人無法想像老人看到高醫,眼淚都要飆出來的依賴心..
一大早掛號都還沒開門,就把包包丟去排隊(不用懷疑,他們都用包包排隊)
然後先去買菜回家...
之後看時間掛號要開門了,跑過去排隊掛號,掛好後再回家煮早餐...
之後再估算大概哪時候輪到他看診...在慢條斯理的跑到高醫.
這就是很多老人的日常...
然後後譯因為住宅戶數密度太低,大多都是透天..
所以這些老人瘋狂的買透天,造成後譯透天超級貴宇宙無敵貴.
我在這邊從買了店面之後,這六年,買不下半間後譯的透天.
那個價格太瘋狂了,沒翻修屋況很爛的6米巷成交到700萬...這是哪來的盤子這樣買的?
但是人家不管,就是成交了...我都不知道該說甚麼好.
阿就是一大堆老人跑過來亂買亂買..買到現在廢墟都給你開價8xx萬..

這也是為啥,南合興的土地一解放開賣,第一個被掃光光的地方就是這邊...
