高雄房價被台南打爆了?根據內政部資料,最新一季2019年Q4平均購屋總價,台南來到
783.8萬,相較高雄764.8萬高了19萬。屋比房屋總監陳傑鳴表示,過去幾十年幾乎沒甚麼
變化,甚至長年位居六都之末的台南房價,近年急速攀升,就在2019年Q4直接贏過高雄。
根據內政部資料,2013年Q1時,台南平均購屋總價為624.9萬、高雄734.9萬;2019年Q4
,台南來到783.8萬,相較高雄764.8萬。整體而言,過了6年,台南平均購屋總價上升了約
160萬元,相較高雄約30萬,五倍之多。
陳傑鳴說,近年雙北房市受到央行管控影響,不少北部建商轉移陣地南下推案,強大的
行銷能力,帶動房價基期低的中南部房價,造成台中、台南、高雄等區域房價高漲。
其中,台南因房價基期最低,加上有南科及台商回流投資題材,漲勢相對突出,2013年
初時,台南平均購屋總價僅約600萬,短短6年多已衝高到780萬以上,漲幅高達3成,目前
九份子重劃區、南台南新都心重劃區、東區平實營區、鄭仔寮重劃區是目前台南交易熱區
與市場目光焦點。
而高雄房價近6年漲幅有限,甚至被台南超越,成為六都之末,主要是過去幾年韓流帶動
高雄房市能見度大增,吸引不少北部客南下置產,不過,因政治環境變動大,也影響到高
雄房市與購屋者信心。
陳傑鳴指出,去年底高雄房市即開始有漲多休息的狀況,甚至有投資客群開始逢高獲利
了結,也導致平均購屋總價首度被台南超越,估計可能要等新市長選出後,各項建設規劃
底定,高雄房市才能再有明顯向上的動能。
