高雄市地政局將於9月舉行今年第3季土地標售,這是共推出12標14筆土地,總坪數3993餘
坪,底價合計10億餘元,岡山87期重劃區土地以及高雄大學周邊土地都有很高的詢問度,
且多數土地都算方正,即便是畸零地也可能有鄰地地主收購,預估全壘打機率頗高。
高雄市地政局今年第3季的土地標售將於9月16日舉行,今天該局釋出標售資訊,共推出楠
梓、前鎮、鳳山、岡山、小港等12標14筆土地,總面積為3993.68坪,總價則為10.05億餘
元。其中最受矚目的就是岡山87期重劃區的1006坪土地,高雄市地政局表示,該局上次在
岡山推出2筆土地皆順利標脫,這次推出的土地地形方整,臨25米鵬程路及15米鵬程東一
路,附近有公16、公17、兆湘國小、劉厝公園及岡山文化中心,區位條件絕佳,勢必再成
為投資人追逐焦點。
高雄市代銷公會理事長謝哲耀則指出,該地可能是地政局在87期的最後一塊土地,其餘的
土地都是軍方所有,而軍方因為眷改基金已補滿,因此未來不會再出售該重劃區土地,很
可能會改以地上權方式活化,因此也強化開發商墊高價格競標地政局土地的決心,單價有
機會上看35~36萬元。
其餘行政區包括鳳山、前鎮、小港等地推出的土地也都算方正,謝哲耀認為,近年土地價
格高漲,官方土地價格相較私人土地較為合理,因此可以吸引建商競逐,例如高雄大學區
段徵收區的土地就勢必吸引許多建商搶標。信義房屋楠梓土庫店店長蔡岳霖表示,這次地
政局在楠梓釋出的土地價格比起私人地主合理許多,其中3塊地面積也都可以蓋大樓,因
此絕對會吸引建商出手投標。
而最後一標前鎮區僅7.87坪的土地面積小,地形也不方正,但謝哲耀認為這塊地很可能是
鄰地地主要求政府釋出,也會有特定人標下,因此這次土地標售要全數標脫「全壘打」的
機率也很高。
