各位好

本來小弟只是陰錯陽差剛好熟識的建商老闆想盡快完售

這樣才能續推2期來個大力定心丸，才有這個閒聊主題出現

沒想到推文之熱烈，加上花了幾天重整G單填單

結果還多了很多外來的朋友填單Orz 真是出乎意料

忽然覺得既然起了個頭，頭也要洗乾淨

假設我在這再開個臺中預售屋討論群組不知道會不會合適?

目前我有

群組1

主要以北屯為主的建案，也是將來第一波團購建商資料提供的群

群組2

因為填單很多想要買1000-1500萬透天，所以我另外拉了一個小群提供透天訊息

我在思考是不是提供個主群，讓大家分享去看過預售的價格跟相關環境資料討論

然後有實際可能開團的再拉到各區或是各建案團購的群組?

群組基本規定

1.歡迎潛水

2.歡迎討論全部建案

3.歡迎揪團去現場殺價

4.以上只限於公開討論，成團才能私邀

很多填單的人會質疑怎麼知道你團購價就比現場便宜

我能做到以下的保證

1.你一定要去現場看預售屋，不需要透過我邀請，這樣你才能知道現場你能談的價格

2.對這個建案有興趣後再來了解團購價，這樣建商成交快，你也有底價

畢竟建案不是買菜，三把50隨便就能成交

通常預售是這樣

1.現場代銷只會開放幾戶供你選擇，前期一定是先賣不好賣的，例如低樓層吵雜，管道間

車道上方，風水抗性，再來就是頂樓次頂樓較熱的

2.等到難賣的賣得差不多，現場才會開放中高樓層好賣的

3.基本上還是會先了解你的需求預算家庭人數誰出錢的XD...

所以你能現場談到最低價格，那你就不需要跟團

如果你能跟代銷很熟，潛銷你就能拿到紅單價你也不需要跟團

我能開團我不能保證你能買到全棟最低的價格....

但是我能省去你一戶去現場廝殺的空間

根據建商銷售經驗

透天只要一次買兩戶絕對有優惠價，要不然現場銷售有打折就是迷人的底價

有的建商甚至單一價...

而大樓就更有趣，因為房型多車位種類多面向多所以常常一棟樓可能會有十幾種價格

但不外乎你訂5戶 10戶 20戶價格都不會一樣

我想新開的公開群是希望能夠讓想買房的朋友可以分享您去詢價的價格賞屋的心得

如果剛好群內有3組人都對同一個建案有興趣，賓果如有需要我會協助你們去談價格

當然有機會可以透過我的小小人脈問問看代銷熟不熟甚至建商有沒有跟代銷合約的問題

可以提供三戶簽訂的優惠價

至少比你一戶自己去殺價來的好

現在很多人開住戶群組，我覺得開個PRE住戶群組好像也是不錯的

小弟不才也衝動了，或許有很多不專業的地方還請大家多多海涵

昨天剛好有討論到想找海線透天的朋友於是我問了巨匠建設已約好下星期到公司討論

也打給很照顧我們家生意，但是每次都被別的代書訂了一戶就被搶走整批過戶的富宇建設

這兩間應該下星期都有機會可以談

而大雅區鼎義建設公司也是很大方，只要你訂兩戶價格就開到底

所以商人在商言商，你有量就好談，沒量就洗洗睡吧

話說富宇建設問我要不要到桃園去....= = 他們最近那邊推案推很大

之前還有竹北福委會一次幫公司員工包下六十幾戶的建案價格也是超漂亮

只能跟各位代銷仲介朋友說聲抱歉，我大多只認識建商...所以如果有擋到您的獎金

還請您高抬貴手。

只是剛好有興趣，想反轉建商對我們的看法

畢竟能幫公司賺錢的就是好廠商，像代書只是幫公司花錢...又不是業務

趕件都趕我們，送禮送再多也是看老闆臉色

哪像我爸藝術家朋友專做建案攝影跟空拍臺中80%的建案都是他客戶

因為收費超級便宜但是技術好質感好，建案都是要排隊套交情的

藝術真的無價

我敢打出來的建商就是很多是自己賣，更多是對代銷有決定權的

建築業合約是件很需要在意的事，所以我才凡事小心再小心。
