特貿3招商案」吸數10建商洽詢 陳其邁撂「只許成功不許失敗
總開發面積達1.6萬坪的高雄特貿3都更案,為高雄市政府與台電首宗大型公辦都更招商案
,今(6)日高雄場廠商說明會於市府舉辦,高雄市長陳其邁針對該開發案說重話,「為了
高雄城市發展,該開發案只許成功不許失敗!」現場吸引數十家廠商洽詢,包括建商與百
貨業者均有派代表出席
該開發案全名為「高雄多功能經貿園區特貿三都市更新案都市更新事業實施案」(簡稱特
貿3),位置在亞洲新灣區發展核心,基地分成北基地、南基地北側及南基地南側3基地,
有別於前2次流標,此次招商將住宅使用上限調升至50%。北基地面積9387坪,南基地兩塊
面積分別為3650及3025坪,區段容積率達630%,若申請開發容積獎勵最高可達945%,總開
發金額推估達350億元,即便是3025坪較小的土地其開發金額也要百億元。
招商現場吸引皇苑、鼎宇、欣巴巴、國泰、聯上、友友、隆大、京城、太子、高永、三地
、興富發、華友聯、日勝生等建商,與高雄兩大百貨龍頭漢神、義联業者派代表出席,不
過《蘋果新聞網》觀察,即使廠商意願濃厚,但是否會砸百億元在新灣區開發,市府雖有
信心但在投標前也沒十足把握。
仲量聯行總經理趙正義指出,台北場簡報時已有十幾家廠商領標,目前看來包括大型開發
營建業、百貨開發商及金融壽險業者意願度高,據了解當中也會有共組團隊前來洽詢評估
。
出席活動皇苑建設董事長郭敏能指出,該筆地地段十分優越,且屬市府大力推展5GAlot創
新園區核心區,該開發案可拿一半做為海景住宅是很大誘因,若要投入會找多家同業一同
評估。

鼎宇建設董事長張調指出,其營建成本將是一大挑戰,中北部建商評估區段房價成交能達
每坪50~60萬元,但高雄建商多落在40多萬元,由於目前缺工問題嚴重,如何估算營建成
本是一大關鍵,目前評估每坪造價要20萬元以上。
欣巴巴負責人、高雄市不動產開發商業同業公會理事長黃烱輝分析,市府此次透過都更方
式加速新灣區開發,提升住宅比例,對於新灣區發展將有決定性影響,目前看來住宅屬海
景首排,均價站上每坪4字頭應該是很有機會。
過去曾於南高雄有多場指標建案的某指標建商高階主管指出,公司勢必會出手,且不會只
投1塊基地,可能3塊基地都會投標,但因金額龐大,可能審慎評估後出手,若決定投入該
都更案,未來幾年將不會再買地。
