月租170萬嚇跑租客! 左營大魯閣店面養蚊1年

高雄的店面租金行情相對北部低,不過仍有大型店面開出驚人價格招租中,根據租屋網站
資料,在南、北高雄各有1個月租金達百萬元的店面,但都還在苦等有緣人,博愛三路原
大魯閣打擊場更已養蚊1年,專家指出高租金還是難出租最主要原因,連全聯可能都吃不
下。
這幾年店面出租市場受到疫情及電商的雙重打擊,效益普遍不佳,但包括全聯、寶雅等企
業積極拉高市佔率,因此大坪數的店面產品仍有一定的支撐力道,只不過在高雄若租金太
高,恐怕就很難找到承租方。
根據《591房屋交易網》資料,目前高雄租金最高的店面就是位於博愛三路的原大魯閣打
擊場,該店面總坪數達到1388坪,開出每月租金170萬元,單坪租金約1224元雖然高雄不
算特別高,但因為坪數實在太大,整體租金相當嚇人,因此自從去年3月大魯閣退租後,
整整養蚊1年還找不到租客。
1位左營房仲業者表示,該店面位置條件其實相當不錯,周邊有許多住宅大樓,具有一定
的消費力可支撐,但無奈租金實在太高,屋主也沒有降價的意思,「這樣的價格連全聯都
吃不下來」,只能繼續養蚊。
而在南高雄火車站前則有1棟11樓的大樓招租中,該大樓原本為地球村承租,目前1~2樓租
給國光客運,8樓也有其他租客,其餘樓層加上地下室車位的月租金就高達100萬元。
信義房屋新堀江店店長鄭雅珠表示,該大樓招租已有逾半年,由於1~2樓已出租,加上整
體月租金較高,因此形成抗性,過去有不少承租方曾來看屋,但最終都沒有談成。不過鄭
雅珠指出,該物件每個樓層都有約200坪空間,且外牆具有明顯的牆招效益,而國光客運2
年後將移到高雄新站,因此未來有機會以整棟出租,非常適合作為企業總部使用,這樣的
物件在高雄車站附近非常稀有,且地下室有27個車位可供使用,承租效益也會相當明顯。
