網友今在臉書社團《房子賠售就是爽》PO出房東來訊,訊息提及「因3月中行政院通過相當嚴苛的打炒房措施,在不易還貸款、稅費也上揚的考量下,預告5月1日起,月租提早調高為8千元;若不續租,可提前解約交屋,兩個月押金全退」。據悉租屋處位於台南善化,該名房東解釋,南科建商炒房、公告房地稅都增高,三月政府又打房,房不好賣,攪亂還款計畫,因此需調漲租金。

崔媽媽基金會法律服務組組長曹筱筠指出,租約期間內房東不得任意調漲租金,若因情勢變遷之需,亦需舉出相關證明文件,而房客有權利待滿屆期,除非合約中有提前終止條款,給予房東理由提前收回租屋。
曹筱筠表示,這類因打炒房而漲租的案例,多屬投資客型的屋主,租賃市場行情應該不至於受干擾,因供給量充裕,若房東大幅漲租,房客可另尋他處,此外亦建議租客承租前,事先詢問鄰居、室友或看第一類謄本資料,從中了解租屋處的易主情形,避免未來碰上頻頻更換的房東。
全球居不動產情報室總監陳炳辰認為,房地合一稅2.0版本延長重稅閉鎖期,造成賣屋時機延後,房產持有者很大比例會轉賣為租,反而讓市場上租屋量體增加,如此一來租金有機會走降,尤其是重劃區,不少推案量體大,去年又有炒熱之嫌,陳炳辰說:「這類區域近期可能湧現加快買賣的逃命潮,物件未來還可能降價求租,整體看來租屋供給量會變多,若房東藉口調漲租金,恐怕市場不會買單」。(施智齡/台北報導)

怪了,房市三箭最會溝通最照顧人民的政府信誓旦旦說,因為囤房稅會造成課囤房稅會被漲房租,所以死命不推,雖然大家都知道這只是理由,怕金主大大不開心才是真的。
只不過,不是說好不漲租嗎?
