台積電設廠帶動高雄房價出現猛爆性上漲,目前市郊新屋全面成交挑戰3字頭、市區則是
4~5字頭房價,其中位於鄰近橋頭區的高雄新市鎮,光今年與去年相比新屋房價每坪大漲3
成,而《蘋果新聞網》調查發現,從預售就開始銷售雄崗建設大樓案「橋科水岸花園」(
原名「巴黎行旅」),同社區房價單坪落差最高達18.7萬元,暴增170%最扯。
高雄過去1年來建商瀰漫在一股台積電效應導致房價出現暴漲氛圍,然而房價暴漲並非所
有建商都可享有利潤,部分2021年上半年之前預售完銷建案,建商賺得未必有投資客多,
觀察實登揭露可發現,許多屋主將剛成屋物件釋出在房仲網銷售,每坪大賺6~8萬元,甚
至10萬元以上大有人在。

實登揭露該棟大樓最便宜不到單坪11萬元,但多數早期購置多為11~12萬元。
《蘋果新聞網》調查目前高市單一社區因台積電效應前後,房價高低價差最多就屬橋頭高
雄新市鎮大樓「橋科水岸花園」,該案早期以「巴黎行旅」銷售,在2016年預售階段每坪
成交不少屬11~12萬元戶型,最便宜1戶每坪僅10.9萬元;然而受到台積電效應今年社區成
交最高單價已達29.6萬元,首購型建案社區房價單坪達18.7萬元價差。雄崗建設董事長林
清吉說:「台積電加上橋科效應,早期打出廣告優惠價買到都賺到。」

從每坪1字頭房價到目前區段已出現3字頭行情,橋頭區未來房價持續因建設利多而看好。

橋頭區房價漲幅有多驚人?從高市地政局揭露實登觀察,屋齡2年內新屋2021年每坪成交
均價18.74萬元,而今年已成長到單坪24.88萬元,房價增幅32.7%,比台積電設廠所在楠
梓區29.2%還高,區段新屋如大樓預售案「橋科綻」每坪成交最高單價已達32.59萬元。
高雄房屋市場調查協會理事長黃詩萱指出,這波台積電效應在去年上半年進場個案,賣越
慢建商反而賺越多,但同社區單坪大增近20萬元卻十分罕見,而隨著台積電與橋科陸續動
工,未來區段將成為高市指標科技城,該利多將是支撐這波高房價主因。(葉家銘/高雄
