台中人口跌破280萬 北區少最多

台中市人口今年5月失守280萬關卡，來到279萬9339人。以今年6月人口觀察，減少最多的
是北區減3582人、豐原2485人、西區2236人，但海線逆勢成長，沙鹿成長831人、梧棲、
烏日與清水都有增加。藍綠年輕議員同時點到台中人口流失是因房價太高，才從磁吸變外
溢。
不過，民政局指出，全國人口少子化嚴重，台中人口減少的幅度比六都算平緩，主因仍以
人口國際遷出為主，依戶籍法規定，出境2年以上，應為遷出登記，疫情後不少台商、台
幹2年未入境，自動遷出。另出生率各縣市均急降，台中市2020年破兩萬以下，今年降到1
萬7000人，這3年少了約7000名新生兒。
國民黨議員羅廷瑋指出，他認識兩對夫妻都到彰化買1300萬元的小透天厝，在台中可能只
能買到20年舊屋或蛋白區2房1廳，但多開半小時車程到彰化，省很大。據他了解，六都的
房價都造成年輕人要買房就買到蛋白區，否則一輩子望屋興嘆。
民進黨議員蔡耀頡說，台中市近4年人口從282萬降至破280萬整數關卡，照說有捷運、有
大型公園更磁吸更多人口遷入台中，但事實卻非如此。他認為空氣品質、交通狀況及社宅
太少，加上房價漲翻天，囤房稅根本壓不了房價，光是太平，蛋殼區4年每坪漲10萬以上
。
根據各區人口統計顯示，台中市近10年來，以北屯、西屯、南屯為主要人口成長區，有大
面積重劃區，另北屯到潭子大區域，捷運等交通建設完成、大型購物商場進駐、學校設立
等，磁吸不少人口流入。
但北區人口則減少3582人，有地產開發商指出，北區屬舊商業城區，沒有重劃區可開發吸
引人口移入，街道與房屋偏老舊，新屋房價與租金居高不下，以雙十路新屋附裝潢，3房1
廳租金開價3萬9000元，比研究所畢業生起薪還高。
不過，原縣區尤其海線如沙鹿、梧棲、烏日等地，近幾年來，大型商場進駐、開發商造鎮
，房價還可看到每坪10幾、20萬多元，對年輕族群較有吸引力。

舊市區住不起,買或租都是,只好往外居住,用通勤時間填補房價
在市區則住中古屋或老屋
其他縣市其實也是如此,台北市搬到新北,市區搬去郊區
