高雄土地買賣熱絡,市場傳出,南和興產位於大統百貨中央公園商圈(原名玉竹商圈)的
680坪「特商二」建地,秋節連假之前,以每坪106萬元、總價約7.2億元交割,該地往北
的方向就是興富發集團「民生一號院」大樓建案基地,未來如何開發使用,受矚目。據悉
,這塊680坪的建地,買家是已故前高雄市長陳啟川三房的兒子陳田城,等於是出售持有
的南和興產股票之後,自己再向南和興產買回土地。
地產界表示,中央公園商圈與隔著五福路的新堀江商圈,人氣在近幾年來持續走下坡,直
到最近因為華人文化城、以及1300中山店陸續進駐,再度引起外界的注意。由於該區沒有
太多的建地,因此,慶旺建設曾經整合30筆,共773.49坪的「商五」和「特商二」土地,
並在2018年2月以每坪165萬元、總價約12.8億元,過戶給興富發集團,推出「民生一號院
」大樓預售案。
「民生一號院」建案基地位在玉竹街與民生路附近,向南100到150公尺,就是南和興產近
日完成交割的680坪「特商二」建地,東邊隔著文橫路,就是新興高中,成交價約每坪106
萬元、總價約7.2億元。
