不是東區! 台南年收百萬高薪族最愛買這區

台灣房屋統計財團法人金融聯徵中心近一年新增房貸資料統計指出,台南市年收逾百萬高
薪購屋族,最愛在永康區買房。永康近一年共計新增647件房貸,是高薪族最愛的居住群
聚地,二、三名分別為東區496件及安平區467件。
至於因南科撐起房市一片天的善化與新市,購屋族多挾百大企業頭銜、收入穩、薪資高的
貸款優勢,分別以79.62%的核貸成數與1.41%的低利房貸,成為台南核貸條件最優的行政
區。
從授信額度及成數來換算平均購屋總價,高薪族主攻總價1000~1300萬元以上住宅,市心
精華區,以永康區平均購屋總價941萬元最為親民,如以該區核貸條件推估,每月房貸約
2.5萬元,以高薪族月入十萬元計算,房貸支出僅佔月薪的1/4,相對輕鬆就能晉身有殼族
。
台灣房屋集團趨勢中心執行長張旭嵐表示,收入優渥的高薪族,買房通常聚焦這三大關鍵
,一、重地段、保值佳。二、重機能、價格美。三,重文教、求品質。選擇具備建設發展
題材的市心區,成熟的機能與合宜的房價,以及文教氣息濃厚、擁有公園綠地的社區。
台灣房屋台南中華加盟店店東張文龍表示,永康區長年位居台南住宅交易量龍頭,因永康
往南交界就是東區市中心,享有繁榮的生活機能,從北外環道路更可快速串連北邊的南科
特區,永康本身住宅選擇多元、交通生活機能便利成熟,房價相較市心蛋黃區更為親民,
因此成為民眾購屋首選熱區,更吸引不少南科新貴落腳。
張文龍說,近年永康在砲校遷移、創意設計園區開發、南市總圖設立、鹽行區段徵收、東
橋重劃區,以及永康物流暨轉運專用區等建設議題不斷推進下,房市價量不斷攀高。
其中東橋重劃區,受惠市立總圖落成,不僅提升社區文教氣息與機能發展,未來還能與同
區段的創意設計園區、開發成熟的大橋生活圈串連,成為永康新都心,所以已吸引包括三
發(9946)、聯上(4113)、興富發(2542)等知名建商推出知名建案,新大樓每坪房價
已從25萬元起跳,儼然成為台南新興的高質感購屋區,受高薪置產族青睞。
