的消息尚未明朗,易澆熄民眾對房市太過樂觀的念頭,但規劃為半導體產業園區已是不爭的
事實,區域還是有產業未來性和前瞻性,若有自住需求仍可進場,但勿過度追價。
城揚建設在楠梓區惠民路上推出「J ONE」新成屋,基地520坪,規劃2房24~30坪、3房37~41
坪,地上15樓、地下4樓,共137戶住家、2戶店面,每坪開價28~33萬元。現場專案經理薛銓
興表示,該案位於惠民路商圈,生活機能便利,面對右昌森林公園延伸的綠帶,住戶去全聯
、家樂福、德民黃昏市場、寶家五金採買都很方便,建案8樓以上景觀戶可以看到後勁溪和
出海口,鄰近楠梓加工區,加上最近大家在炒作的中油煉油廠將打造為半導體產業專區,從
建案騎機車6分鐘就可以到達。
薛銓興指出,該案吸引公教人員、科技買盤,目前有出現成交單價超過25萬,但具體價格較
不方便透露,他坦言,目前雖然官方尚未確定台積電是否進駐設廠,但在規劃為半導體產業
園區已是不爭的事實,因此若台積電要來則是錦上添花,就算不來,區域還是有產業未來性
和前瞻性。
另外,雄崗建設旗下維崗建設在高雄新市鎮新東一街旁,推出「橋科水岸花園」新成屋大樓
造鎮案,基地3121坪,規劃2~4房26~53坪,目前成交均價22~23萬,地上22樓、地下4樓,為
A、B、D、E、F共5棟,523戶住家。統揚廣告總經理黃希成表示,該案目前銷售近4成,2字
頭的房價低基期,吸引自住、投資買盤進場,他指出,今年建商在橋頭新市鎮買地不手軟,
地價持續創新高,如郡都建設近期以總價16.12億餘元標得科學園區附近的土地,換算單價
每坪57.3萬,未來推案的房價要上看3字頭,橋頭房價處於上升階段,而且預計明年的預推
案房價將超過一坪25萬,房市中長期看漲。
台灣房屋高鐵重愛加盟店店東陳揚智表示,近期台積電傳聞進場楠梓的消息尚不明朗,包含
法説會隻字未提,會澆熄民眾對房市太過樂觀的念頭,但也不是壞事,許多建商封盤不賣,
甚至違約不認預購單,並非健康現象。
陳揚智分析,目前房市進入第四季,本來就是買屋旺季,而明年農曆年在2月1日,還有一些
時間可以觀察,建議有意購屋民眾可先以靜待變,若有自住需求仍可進場,但勿過度追價,
先確定台積電是否設廠,若真的會來也要先在楠梓、橋頭週遭生活圈探訪調查,從未來真正
還會再漲的區域著手,才是買到良好機能又保值的新屋。
