隨著近期全台房市買氣熱絡,低價宅交易量出現大幅縮水,原因並非民眾不想買房、而是
買不到房。《蘋果新聞網》委託富住通商用不動產統計,在房市交易熱絡行政區且扣除屋
齡2年內新屋,總價500萬元內住宅成交量,今年減少超過2成,顯見在房價飆漲之下,低
價宅已全面被新屋拉抬上漲,現在500萬元內僅能買老舊公寓與套房。
統計原高雄市行政區加上高雄縣房市交易熱絡鳳山與仁武,總計13個行政區,今年前3季
總價500萬元內成交量僅4505戶,較去年同期5663戶呈現衰退20.4%。富住通商用不動產研
展部主任許值瑋分析:「該類低價宅是民眾長期選購時熱銷物件,而交易量減少並非買氣
降低,主要是民眾買不到。」按統計發現三民區從去年近1100戶衰退至僅剩894戶,鳳山
也從931戶減少剩下682戶,13個行政區低總價宅交易量全面下滑成趨勢。
近年來想要在高雄買屋民眾一定會很有感,新屋案場促銷活動大減,在區段內開出低價住
宅個案更是微乎其微。高雄房屋市場調查協會榮譽理事長蘇永仁分析,目前全台房市呈現
是賣方市場,建商因地價與營建成本高漲問題,過去送裝潢、家電或以低價優惠促銷方案
,目前已絕跡,市區不少地段成交價都要抓每坪30萬元,郊區也全面2字頭,甚至來到單
坪均價落在24~27萬元。
中古屋房價往往跟著新屋走,當新屋房價越來越貴,民眾轉向選購中古屋時,中古屋主見
市況大好,紛紛拉高售價行情。許值瑋認為,過去中古屋議價行情約開價8折,現在提升
到88折甚至到9折,呈現開價提高但議價減少現象,而低價宅只會越來越稀有,目前總價
500萬元內要買房,在高雄可能僅剩老舊公寓或是套房及1+1小宅中古屋。
