這棟最大的問題在住商混.
住這種東西,再爛都有人住.
其實你說城中城的建物結構,相對於河邊街愛河沙屋來講,根本就好很多.
所以你以城中城住宅區硬體方面來講,條件並不是差的.
但為啥城中城幾乎榮登高雄包含鄉鎮裡,房價最低的建物?
就是因為他住商混.
然後商的那一塊整廢棄化.
除了最下面面外的店面還有營運外.
裡面商業空間整個廢棄化.
完全無管理,完全擺爛...但是他又不是"真廢墟"
真廢墟例如愛河和大成街交叉口那一棟.
那種連牆和窗戶都沒有的.
冬天很冷耶,颱風天風一吹雨就跑進來變游泳池.
跟城中城這種給你包得好好的可是有落差.
因此,一個廢棄化的地方,自然就成了很多人再利用的地方.
最典型就是遊民,商業空間裡面一直都有遊民在寄宿.
其次就是吸毒的,無論是交易還是群聚吸毒,就會跑過來,
在來就是之前戲院那邊成為同志大本營之一,還上新聞.

這就是城中城成為高雄第一毒瘤的狀況.
你相對於附近七賢大樓.
他整棟都是地上權套房.套房數量遠高於城中城.
可是七賢大樓整體可是比城中城好太多太多了.
阿就因為他是全部住宅,只有下面有對外店面.
所以他全都有"使用價值"
因此他就有一定的管理,一定的維護.
這就是住宅,住宅再爛他都有一定的保持水準.
你就更不用說像果貿相對城中城來講根本就是另一個高等世界.
而諾貝爾在相對城中城來講就是豪宅等級..XD
(諾貝爾無論屋況,管理,維護,規劃,設計,再爛都是以極大差距輾壓城中城)
這也是諾貝爾你要租她的兩房都要一萬多塊..比你租老公寓五樓的三房還貴的原因.
他只是口碑爛,本質沒你們想的那麼糟糕.
但城中城這個就是真的糟糕...
so..
城中城最大的問題就是它的商業空間.
問題是這個商業空間也是沒救狀態.
你打算怎麼救?商業活化..XD...你再說笑嗎,那邊你要搞甚麼商業?
阿你要改住宅??
這邊房價一坪不到1萬塊,你打算花多少裝修費把它改成住宅?
所以..
所以就只能繼續擺爛嚕,不然怎麼辦?
大火燒過應該也是無解的.
並且如果大火燒過後,政府卯起來把它認定為危樓.
那..
他就會從商業區擺爛廢棄放在那邊變成/
整棟都擺爛廢棄放在那邊.
放多久...恩,五年十年二十年..XD
而你說都更甚麼的.
太難了.
裡面屋主那麼多,你怎麼都更?
他地上權套房6坪,你都給我看.
你是要給他一坪換一坪?還是三坪換一坪?
阿就算你能三坪換一坪,阿你要蓋兩坪的東西給他?
而這種屋主有些都是死摳門的,你要搞這棟,他不狠狠大撈一筆怎麼可能.
阿你不讓牠撈?那一戶2x萬買入的,繼續丟著又不會怎樣.
就拿時間跟你耗.
跟你耗就是...整棟繼續擺爛五年十年二十年.
還是你要湊資金去幫他重蓋..XD
你要圖利他們??你也看我們市民願不願意讓你拿我們的錢去幫那邊的屋主發財.
所以,這個問題,無解...
