不如說高雄的租金其實還好吧?
有人說是在幫房東繳房貸
現在房價漲不少 但高雄的租金波動不大
就有認識幾個 租一輩子也不打算買房的人
而且都是有妻小的人
只能說每個人的價值觀不同
不一定打算買房給下一代
而且他們因為租的房子租很久了
房東都還降租 當然如果是北部的話可能不同情況?

套房沒啥漲而已,兩房三房租金應該這幾年漲不少.
套房是因為太多人跑去改套,供給量一直大增.
所以租金拉抬很吃力.

所以高雄出租投報率其實很高.
不買房子租屋,那薪水拉抬速度跟得上租金也不是啥大.
大問題.

那你愛怎樣都不是問題.
不過這邊要注意一點就是.
房價是"貸款八成"也就是開五倍槓桿的速度再跑.
所以例如10年平均增值3%好了,你要打敗的不是3%.

你要打敗的投報率是10%.
並且這是設定10年平均漲3%,也就是10年漲30%.
如果今天是10年漲50%...
那你要打敗的投報率就是25-5=20%年化投報率.

你還了可以再借出來,等同不用還.

你為啥要傻傻的一直還錢?
一般來講大概每3~5年就可以把本金提領出來.
所以你只要有3~5年房貸本金的週轉金就可以了.
