高雄最大400億百貨案將動土 富邦吹旺大順路第4商場戰火
高雄史上最大百貨開發案、富邦人壽位於大順與博愛路口1.16萬坪龍華國小舊址開發案,即
將於本周四(13日)動土,開發金額高達400億元,今(11)日下午開始搭建典禮帳篷。專家分
析,農16特區雖屬高雄房價最貴指標,但待完工後至少還會有15%以上房價漲幅空間。
富邦人壽在2018年以高達78億元權利金,標租佔地面積1.16萬坪的龍華國小舊址商4用地
,《蘋果新聞網》詢問富邦人壽,證實最新進度將在本周四動土,該百貨開發案未來將興
建商辦、百貨商場、電影院、水族館等,總投資額約400億元,並有「健身工廠」所隸屬
的柏文健康事業承租7000坪空間,引進集團旗下包括健身工場、人體工房、滾吧、肖跳、
鐳射戰場及S klub兒童體適能俱樂部等。
隨著該百貨商場的籌備狀況,也預告大順路沿線4大百貨均已見具體發展,包括已開幕多
時興富發集團「悅誠廣場」,今年3月底開幕義联集團「義享天地」A館,今年3月中已動
土的聯上集團停35複合停車場BOT案,與將在本周四動土的富邦人壽百貨商場開發案。
永慶不動產高雄中華藝校加盟店店長郭銘揮指出,該百貨開發案已醞釀多時,過去區段均
價已有15%漲幅,未來約3~4年後待百貨完工,區段房價至少再漲15%。
農16特區為高雄最指標區域,區內建案包括高雄第一豪宅「京城KING PARK」,每坪成交
均價59萬元。近期將進場銷售成屋大樓案城揚「J Modern」,每坪最高開價達48萬元。高
雄房屋市場調查協會理事長廖致傑分析,區段未來還有輕軌建設,4大百貨投入約800億元
