今年母親節檔期開始,高雄房市呈現買氣回溫趨勢,最新建物買賣移轉棟數揭露,7月移
轉棟數達3634戶,創過去8年歷史次高,僅低於2013年4428戶。而回顧近1季也就是後武漢
肺炎疫情5~7月移轉棟數,移轉量為9607戶也是近6年次高。專家分析,成交量提升跟遞延
性購屋行為有一定程度關係,加上新屋出現交屋潮,都顯示房市逐漸回溫趨勢。
高雄7月建物買賣移轉棟數為3634戶,移轉量較大包括三民區570戶、鳳山區509戶與左營
區323戶等。《蘋果新聞網》比對移轉棟數與7月新成屋過戶數發現,包括三民區華友聯集
團「IN H」、鳳山區「銳揚新天第」與仁武區浤圃建設「星湖LIFE」3案,均有出現單月
百戶過戶潮,而3區其7月移轉棟數亦有出現增量現象,可見建物買賣移轉棟數增加與新成
屋過戶數有一定程度關係。
龍悅廣告協理吳季濃指出,今年武漢肺炎疫情影響較為嚴重時期為3~4月,當時來人確實
出現大幅減少趨勢,而隨著疫情趨緩在5月母親節檔期後,來人至少增加5成以上,而其交
易量包括鳳山、楠梓、仁武等蛋白區提升外,市區中小坪數買氣亦有增加,而主力成交總
價帶以千萬元內產品較多。
台灣房屋高雄美術館特許加盟店經理李哲維分析,武漢肺炎疫情造成新屋與中古屋房市
買氣出現停滯,但當時仍有不少購屋族想置產,都期待房價會出現明顯下修,然而隨疫情
趨緩房價未見任何下跌,因此當時想要置產的購屋族,紛紛遞延至近1季購屋。
高雄房市買氣,今年前7月建物買賣移轉棟數2萬305戶,較去年同期2萬2926戶,衰退約
11.4%。然而值得留意的是今年法拍屋前7月僅368戶,較2019年511戶,減少27.9%,法拍
量為過去10年歷史次低。
