高雄後驛百貨影城不蓋了 改推總銷90億逾6百戶造鎮案
三地集團原先攜手秀泰影城,在高雄後驛商圈推出百貨影城開發案,近期傳出影城不興建
訊息,《蘋果新聞網》詢問三地集團公司執行長鍾育霖指出,經評估後,發現高雄未來百
貨據點有點超乎預期,才更改規劃,將推地上31樓、645戶大樓住宅,預計928檔期推出,
單案總銷90億元。
該筆原屬於百貨商場開發案位於三民區自立一路、十全二路口,面積2139.8坪,總開發金
額至少20億元,地主三地集團預計攜手秀泰影城打造複合型百貨,將結合電影、購物、美
食、親子育樂等。
然而今(5)日傳出百貨不蓋、將推出集合式住宅。鍾育霖指出,該開發案確實更改為住
宅大樓,未來將規劃坪數30~60坪,地上31樓、地下6樓集合式住宅,可售坪約3萬坪,大
樓均價每坪30萬元,單案總銷90億元,預計今年928檔期公開銷售。
高雄房屋市場調查協會榮譽理事長蔡紹豪分析,該筆基地屬高雄後驛商圈,至高雄車站僅
1公里,周邊有農16、美術館及目前有4大百貨開發案的大順百貨商圈,屬於高雄精華區,
高雄車站目前有改建計畫,總投入金額達200億元,未來待建設完工後,整個高雄車站商
圈會出現補漲效應。
高雄車站商圈近年來新屋供給大幅提升,房價也逐年上揚,如十全路仰德建設「仰德悅」
,每坪均價26.5萬元,高樓層成交近30萬元;站前商圈城揚建設集團大樓案「J. ART」近
期公開銷售,每坪開價最高逼近4字頭,成交單價落在28~33萬元;浤圃建設將於6月推出
大樓案「星時代」,每坪成交將逼近3字頭行情。
