高雄近年各區建案房價持續飆漲,更出現區段飆破新高紀錄。從郊區1字頭、市區2字頭與
精華區3字頭,都呈現「跳價」現象,如瑞豐夜市商圈大樓成屋案「J Modern」,坪數
21~50坪2~3房,每坪開價38~48萬元;另包括仁武、楠梓、鳳山則全面成交站上2字頭,開
價挑戰3字頭
這波高雄建商因地價大幅上揚加上營建成本高漲,今年首季推案開價與成交價均將挑戰歷
史新高,並出現「跳價」現象。過去市區首購宅成交價都在每坪2字頭,但目前房價上揚
已不是每坪數千元上漲,而是好幾萬元漲幅,2字頭房價區紛紛跳上3字頭;而原先3字頭
精華區則跳上4字頭房價
當中最指標個案位於凹子底森林公園旁,位於瑞豐夜市商圈的城揚建設大樓成屋案「J
Modern」,每坪開價最高達48萬元,據了解成交單價將落在3字頭末段;七賢路同屬城揚
建設的成屋案「J Art」,23~37坪2~3房,每坪開價32~37萬元。另將在329檔期公開的楠
梓區惠民商圈大樓案「白易居」,20~40坪,開價每坪23~27萬元;鳳山鳳翔特區大樓案「
鋭揚巴洛克」,21~38坪,每坪開價25~30萬元
高雄這波房價漲幅對購屋族而言將有明顯感受,上揚國際高雄業務四處總經理施棟瀝指出
,房價上漲最主要是地價與營建成本提升,導致房價不得不漲,加上目前若推預售宅,對
未來各類工程發包難以預估,多數建商都已反應在新推出建案售價,漲價勢在必行。
高雄目前市郊處處都在挑戰2字頭房價,當中部分建案確實也已成交2字頭,如永信建設位
於84期重劃區「耘川」因具備3面景觀宅,成交單價每坪均價22萬元。另楠梓區大樓案「
京城柏克萊」,具高雄大學校園景觀,每坪成交均價亦挑戰2字頭。
今年農曆年節後許多建案紛紛調漲底價,位於亞洲新灣區核心三多商圈,就有大樓預售案
,建商每坪底價漲3萬元!另位於漢神巨蛋商圈個案,底價先後調漲2次,單坪增加3.5萬
元。不願具名陳姓代銷老闆指出,這波房價漲幅慘到的還是首購,高雄將出現2房含車位
總價超過900萬元銷售現象,但民眾能否負擔高房價,仍待建案開盤後市場接受度而定。
