即便近年來高雄房市買氣火熱,但店面買氣依舊冷清,《蘋果新聞網》委託台灣房屋集團
趨勢中心針對過去1年高雄樓店成交統計發現,單坪突破百萬元身價僅1筆,地點位於新興
區民享街大樓樓店「玉見」,成交單坪突破百萬元。專家分析,黃金店面在高雄可替代性
高,各商圈均有不少空租待售,高價店面呈現有行無市現象。
無論是左營漢神巨蛋、鼓山農16美術館、苓雅文化中心商圈及三多商圈等,近年來店面空
租待售量居高不下,即便過去1年高雄住宅房價出現飆漲,但大樓店面成交單價卻仍未見
明顯上揚。台灣房屋集團針對近1年來高雄大樓店面成交統計,前10高成交單價僅位於新
興區民享街大樓樓店「玉見」成交單坪突破百萬元,其他成交單價多落在單坪75~85萬元
間,成交總價甚至未見突破1億元。
台灣房屋集團趨勢中心經理李家妮分析,過去1年高雄房市呈現住宅熱但店面冷趨勢,當
各類型不動產房價均出現全面上揚,價格漲幅最少的就屬大樓店面,有別於一般透天店面
因土地價值高,因此當景氣上升時身價也會跟著上漲,大樓店面價格高低主要是區段消費
人潮多寡及商圈發展性,然而就目前高雄來說多數商圈空租待售量大,樓店若開高價往往
成交量有限。
高雄市不動產仲介公會理事郭銘揮指出,即便在農16與美術館豪宅建商所興建大樓店面,
成交價多數落在75~90萬元,高雄能站上百萬元以上樓店其實並不多,而高總價店面在近
年來交易量有限,主因是購置成本高,當屋主購入後除非自用,不然要找到有能力承租佔
地百坪以上店面,除連鎖餐飲、金融機構或建案接待中心,多數高雄店面需求多會以百坪
