根據人力銀行調查,2021年台南、高雄平均月薪中位數僅3.3萬,開銷還不小,尤其2020
年高雄人每月結餘竟然只有6841元,墊底全台灣,低薪、高開銷讓年輕人買房難上加難。
高雄房仲表示,觀察當地年輕人買房大部分由家長贊助頭期款或頭期款的一半,買房預算
500萬上下,若預算有限,建議「先求有再求好」,年輕人身強力壯,可以先買高雄約屋
齡30幾年、4~5樓需要爬樓梯當「健身」的公寓,未整理過的公寓200多萬有機會入手,但
還需一筆整理費用,或可選擇投資客整理過的總價300~400萬的公寓。
104人力銀行針對台灣19縣市薪資進行比較調查,其中南部的台南、高雄2021年正職工作
薪資中位數僅3.3萬,相較於新竹縣市平均薪資4.2萬、台北薪資4萬,月薪足足少了將近1
萬。另外,統計2020年全台每月荷包結餘,扣除開銷,台南每月只能存9981元、高雄只夠
存下6841元,其實不多。
在高房價、低薪、高消費的情況下,每月還想存錢買房,很不容易。對此,廣信地政士事
務所陳俊岳建議,想要買房首先要先儲蓄,雖然每月能存下的錢不到1萬,但還是要做投
資理財的規劃,慢慢累積存到第一桶金,需要理財和自律才有辦法做到。
陳俊岳建議,買房首重「先求有再求好」,年輕人身強力壯,可以先買高雄屋齡30~50年
內需要爬樓梯當健身的公寓,屋況未經整理的總價200多萬可以買到,不過買來還須一筆
整理費用,或者現在有很多投資客專門買下舊公寓,經過整理翻新,總價300~500萬,買
到之後即可入住,當預算有限,建議可以多考慮CP值,從公寓買起,再存錢換屋。
住商不動產高雄七賢加盟店店東祝遵評表示,其實在高雄有看到大部分首購族客戶是由家
長支助頭期款或頭期款的一半買房,年輕人買房預算約500萬左右,若要一下子就買高價
的房屋也是少數人才做的到。
祝遵評建議,現在買房還是應該先計算收入和負擔能力,先買能負擔的起的產品,繳房貸
當存錢,至少沒有把錢花掉,再以小換大。此外,高雄因台積電有可能進駐,將為地區帶
來繁榮和就業人口,但相對來說,城市要付出很高成本,將帶動房價、物價上漲,有竹科
的客戶告訴他,「這未必是好事」,資產階層很開心,但不是高科技業的年輕人就要付出
更多,花更多錢買房,生活成本增加,「未得其利,先得其害」
