今年來高雄房價漲幅明顯,有不少區段都已跨入4字頭房價區,不過依照目前的漲勢,近幾
年可能會有更多區段新案也站上4字頭,其中機會最大的就是後驛以及左營高鐵地區,這2
個區域目前新案開價已「坐3望4」,預估3年內就會進入4字頭房價區。
目前高雄非豪宅但房價衝上4字頭的區域包括美術館、農16、亞灣區以及科工館,且多數是
今年發生,已經改寫過去高雄僅有豪宅才有4字頭房價的歷史,不過近年高雄房價漲勢凶猛
,專家都預期接下來會有更多區域新案開價也跨進4字頭的領域。
信義房屋後驛店一級專員謝廷甄表示,後驛地區就很可能是下個4字頭房價區,靠的就是鐵
路地下化後高雄新站的效應,以及日勝生的都更案。
謝廷甄指出,後驛地區在鐵路地下化完成、復興自由路打通之後,房價就已經有過一波成
長,也吸引愈來愈多建商到後驛推案,相較於前站地區後驛有更多可使用的腹地,因此發
展性也較佳。
而建商在後驛的新案房價從地下化未完成時的2字頭初,到現在成交價已經逼近3字頭,漲
勢也非常明顯,甚至已有建商開價已來到每坪30萬元,挑戰4字頭的態勢明顯。謝廷甄表示
,這波漲價不單只是因為區域被看好,現在的土地、營建、人力等成本大幅上揚,也是新
案房價愈來愈高的重要因素。
謝廷甄指出,今年後驛地區的新案開價應該就會全面站上3字頭,在高雄新站、日勝生都更
案落成後,進入4字頭的機會相當高。
而高鐵左營站周邊甚至可能比後驛更快踏進4字頭領域,高雄市代銷公會理事長謝哲耀表示
,高鐵周邊今年來因為新案輩出,房價不斷往上墊,現在開價普遍來到3字頭,甚至有開價
每坪36~38萬元、成交34萬元的建案出現,距離4字頭房價僅一步之遙,而目前高鐵周邊又
有許多利多議題發酵中,最快3年內房價就會觸及4字頭。
高鐵附近的利多因素包括中油遷廠以及橋科,謝哲耀指出,近期中油遷廠區傳出台積電有
望進駐,對於周邊房市有相當大的振奮效果,而橋科更是已經有大廠將進駐,而高鐵站佔
有這些廠區最靠近市區的「門戶」位置,生活機能也較外圍成熟,未來絕對是高科技、高
所得人士鎖定的購屋地點,因此站上4字頭房價只是時間問題。
