解釋一下兩房夯起來的主因. 
 
因為....超高離婚率+不婚+不生+老人.
 
最近理髮廳老闆娘的老公也想買個新兩房住.
 
因為兩個小孩都有房子給他們,外加還有透天在收租.
 
想說住新大樓比較爽(透天不好住,他們住透天住一輩子了),然後三房又用不到.
 
跳舞教室的某個銀行副理,中年單身女子,他也是想換屋,舊兩房想換成新兩房.
 
然後我美國的姑姑也在想買一間總圖附近的兩房,回台灣可以住,順便每天跑圖書館.
(他那時候還看中諾貝爾...XD)
 
and..我的某間兩房是租給人家養小三的...
 
and...有高醫學生念書,父母親直接買一間兩房給他住.
 
因為租套房的房租和買一間中古兩房的房貸利息幾乎一樣.
(每個月6000塊房租vs300萬的2%房貸..)
 
so...這就是兩房夯的主因.
 
尤其他總價低三房很多,所以在這個年代成為都市的流行.
(當然三房還是最大宗..兩房還沒有超越三房成為市場最主力的能耐
但是目前兩房在市場的地位,已經幹掉四房)
 
另外兩房出租投報率比三房好很多,所以甚至可以自己住,不住的時候出租.
 
租一段時間自己要住在拿回來.
 
也不一定要轉賣,反正隨便出租投報都是3.5%~4%...
 
無腦套利,房客幫你養全額的貸款利息外,還給你零用錢花.
 
這也是建商狂蓋兩房的主因,因為市場需求很龐大.
(之前兩房案子不多)
 
 
當然台南好像狀況不太一樣.
 
台南房價便宜,所以台南兩房並不討喜.台南人不習慣那麼小的空間..
 
台南以三房四房為大宗.
 
所以有時候高雄的狀況不要硬套在台南上面..
 
同樣是南部,可是實際上狀況還是不一樣的.
 
就像台北套房比高雄夯太多了一樣...
 
台北套房流通性遠遠贏過高雄的套房.
 
因為總價問題,台北兩房三房總價太高了...造成套房崛起.
 
但是高雄套房??你出租投報沒有6%,都不太好轉手.
(套房買賣主要看投報)
 
 
另外,有人買博愛香榭兩房的原因是.
 
他想要享受博愛香榭的公設....@@a
 
所以買一間兩房然後以後打算隨便出租,但是自己就可以爽爽地跑到頂樓游泳池游泳.
 
然後還有博愛路的門牌,感覺很有面子..
 
當然我問他,幹嘛不買大悅就好,價位差不少,公設是一樣的.
(因為我也是這樣想,蓋好後爽爽跑進去使用公設..XD)
 
但他說,博愛路的門牌就是不一樣...@@a
 
果然是品牌效應...喔喔喔....
