今天走馬看花去參觀大船入港,房子是不錯,但重點是從銷售員那裡聽到一些附近發展的消
息,實在出乎我意料!?怎麼跟網路/新聞上營造的高雄百業蕭條的印象不太一樣…
1. 高軟一期已經不敷使用,二期招商也遠超預期,甚至需要先借總圖二館的空間來使用。
預期大量廠商和高階主管/員工進駐的心理也讓附近房價地價都越炒越高。反正現在看到的
空地(例如之前集盒那塊)之後都會插滿大樓。啓智學校和成功路之間的長條型台電土地應該
也是會蓋(但據說有高度限制)。更甚者,看看蓮池潭那塊美地的下場,之後啓智學校被遷走
,變更地目再做它用我也不會太意外。現在的海景第一排之後可能都會變二三排…
2. 中華路上那一排貧民窟似的鐵皮矮房,其實早就整合完畢,補助款也都拿到了,就等政
府一聲令下就會全部遷走變成精華商業街。至於對街的那些車商用地就不清楚了…
建商當然是能吹盡量吹,不過回家一查好像也都真有其事,看來亞灣的房價只會越來越高不
可攀…
然後我實在很好奇明明飯店一間一間倒,附近新的飯店剩晶英勉強苦撐,到底高級酒店是怎
麼評估在那裡開幕會有住房率?實在懷疑有多少人會來高雄旅遊然後花大錢住洲際、承億或
日航酒店…?高雄要發展像信義或七期那樣的商業區,真的發展的起來嗎?
還是,這其實全部都只是炒房炒地的障眼法而已?二十年後變成一座鬼城?
實在好奇…?

ps. 話說大船入港中低樓層成交單價都39了… 買兩個車位就破4000萬豪宅檻,沒有滿手現
金還真是買不下去
