高雄市長韓國瑜上任,因致力宣傳高雄,對多數建商而言感受到房市景氣回溫,因此看好
未來港都新屋買氣。近期雄崗建設率先反應售價,董事長林清吉指出,農16特區豪宅案「
雄崗信義美術館」原本開價每坪從58萬元起調整至68萬元,不再給予優惠讓利價,「以目
前高雄房市氛圍,每年房價漲5%連漲5年是可期待。」
「雄崗信義美術館」採SRC中鋼結構加上全戶中空樓板與LOW-E玻璃設計,地上33樓屬當地
超高樓層住家,外觀設計採雙塔式Art Deco建築風格,118~230坪,中庭規劃泳池、Spa池
、宴會廳、鐵板燒、廚藝教室、交誼廳、健身房、瑜珈室等,該案開價最高100萬元是目
前北高雄最貴豪宅,預計今年520檔期公開。
林清吉指出,過去數十年來高雄從來沒有受到那麼多矚目,新市長上任拚觀光與經濟,短
期已出現許多看屋人潮,以自家建案為例就多賣了8戶總價2000萬元左右房屋,原先「雄
崗信義美術館」在結構體興建過程推出每坪58萬元起優惠讓利,現在也已取消,房價每坪
68萬元起,「個人評估如果以目前景氣氛圍,這波韓流效應會讓高雄房價連漲5年,每年
幅度大概就5%,漲幅多以首購區段為主。」
目前高雄市建案鮮少有因韓國瑜上任後房價出現調漲,雄崗建設豪宅案等於開了市場第一
槍,不再優惠讓利。高雄房屋市場調查協會理事長蔡紹豪分析,建案目前讓利價格減少主
因在於地價與營建成本愈來愈高,15樓大樓每坪營建成本從7.5萬一直漲到9萬元,要優惠
讓利多以早期取得土地的建商較有本錢做這類行銷。(葉家銘/高雄報導)
