韓國瑜提「陸資買房」會炒高房價?建商大老:目前台灣房價普遍偏低

選後許多縣市綠地變藍天,短短一個月內,不只政治人物檯面鼓譟,連投資客也私下組
隊,開始揪團購屋。
有建商大老就透露,睽違兩年後,自己在台中的案子竟出現許久不見的「團客」,且一
次買下十二戶,「那些八九十坪、一百坪的客群都慢慢出現了,尤其是這兩個禮拜,雖
然他們的價格會亂砍,不過,稍微讓利一下都還是可以成交。」他說,下一步就要鎖定
高雄獵地。
談起今年房市,鄉林建設董事長賴正鎰難掩臉上笑意,「去年預售新推建案量才八千八
百億,今年的表現超出預期,達到一點二七兆,明年應該還會再往上5%,預估會有一點
三四兆的推案量。……主要是目前利率還在非常低點、各地方政府的持有稅大幅調降,
再加上美中貿易戰的關係,很多資金都想回台,而且之前的肥咖條款也還在發酵,所以
,新的一年裡,當然會有更多台商想回來買房地產。」
「這也是房地合一稅上路以來的難得景象,開發商手上有地的、有資金的,也在沉潛了
三四年後,都開始大量推案了,這些推新案大多都把坪數壓到十幾二十坪、大概兩三房
的產品,最近,只要推出,大概一個月左右就完銷了。」他說。
台中房市多熱?揪團買房十二戶、開賣一小時完銷
如此盛況,似乎又以綠地變藍天的縣市最為明顯。賴正鎰指出,「聽說台中北屯區綠線
捷運機廠(G0站)那邊,有個差不多兩百戶的案子,一個鐘頭就完銷了,這種狀況以前
只有在大陸(中國)才看得見,結果現在竟然發生在台中。……我們也有一個案子在那
裡,正準備要推,目前還在蓄客,看能不能學學他們,一個小時內就賣完。」
「台中這幾年推案量非常少,開發商手上的成屋也差不多去化完畢了,所以,那邊的土
地在這半年內,幾乎都是用搶的,……在那邊,我們養幾個土地開發人員,只要看到可
以的(土地),就報回來,沒想到,常常是兩天後就不見了,連附近的彰化也是,我看
中一塊地,才正要下手,結果兩天就被買走了,嚇死人,所以,目前買地下手的都很強
,尤其開發商手上都有錢。」他補充。
此外,他也透露,自從選後藍軍大勝,買房的民眾有些不同,不再只有首購族,反而多
了不少投資型的買方,「我們在台中的一個案子,幹部來跟我報告說:『很奇怪,現在
都不是首購的客人,反而投資型的非常多,……』突然就出現這種揪團買房的,一次還
買十二戶,我想,這就是大家的信心恢復了,印象中,已經兩年多沒看過這種現象了。
」
起步晚也要搶進高雄,連大型建商都抵不住「韓流」
「我想,接下來因為『韓流』的關係,很多人會跑去高雄,所以,我認為(房市)第一
熱會在高雄。」賴正鎰直言,考量高雄將成為房市最快復甦之地,自己心裡已有打算,
「未來高雄會是復甦比較快的城市,所以,我們也打算去高雄看看,找一下地。……或
許我們是比人家慢了一點點,但是那裡房價還是比台北低得多。」
針對高雄市長韓國瑜日前喊話,希望放寬中資來台一事,賴正鎰深表認同,「其實,這
也是我們十幾年來都在說的事──應該准許陸資來台投資房地產才對。在過去十年左右
,陸資大概只買了四百多戶台灣房地產,最主要就是卡在『五四三條款』,貸款最高五
成、只能住四個月、過戶後三年才能賣,那我們的建議是,放寬為『六八二條款』,貸
款六成、住八個月、兩年後就可以轉售。這個部分,我們會繼續和政府爭取,希望能夠
放鬆。」
開放陸資買房炒高房價?賴正鎰:台灣房價普遍偏低
難道中資買房不會有炒高當地房價的疑慮嗎?賴正鎰不以為然,「大家一聽到陸資就害
怕,但為什麼價格會有高有低,那是因為存在市場機制,只要誰買高了,哪天價格下來
,就賠錢了,投資者都非常明智的(指陸資也不會一味追高)。……而且,目前我們台
灣的房價是普遍偏低,就像薪水一樣,我們在亞洲地區也算最低的,不只上海、北京、
廣州、深圳,連南京、廈門的房價都已經遠遠超過台灣了。所以,我想不用去擔心這件
事情。」
「陸資來台灣買房地產,並不會把房子搬走,而且,市場上本來就分成兩端,高消費的
,應該讓他們自由去買好的、貴的產品,就是所謂豪宅,那資金比較沒那麼多的、剛在
創業的,可以去買中低坪數的、比較便宜的房子。所以,我們是建議政府,可以像韓市
長(韓國瑜)提的那樣,雖然高雄想做,但畢竟卡在中央法規。……希望中央能加以重
視,開放陸資來台投資,我們也應該展開雙臂歡迎才對。」他強調。
整體而言,賴正鎰看好未來房市,「因為明年又是選舉年,我想,政府還是會傾向把經
濟搞好,應該不會過度干預房地產,這也決定了新的一年會是房市往上揚的一年。所以
很多建商現在都在買地,大家都在積極儲備土地。……這幾年,台灣真的是過度民粹、
過度政治化、排外、鎖國,造成台灣在四小國裡面,已經連尾巴都排不上了,我們應該
醒來了。這次的選舉,就可以看到,老百姓已經漸漸醒了,大家拚經濟。」
