高雄市長韓國瑜所吹起的韓風,無論在觀光活動行銷或是房地產買氣都產生作用。永慶不
動產統計今年2月公司內部資料發現,無論大樓、公寓或一般住宅,房價與去年相比都呈
現上揚,漲幅約0.6~3.7%。專家分析,屋主對房價更堅持,不再輕易讓價是價格上揚原因
,但未來新屋將有爆量供給,勢必會影響中古屋買氣。
統計發現上月高雄大樓住宅成交價每坪來到15.1萬元較去年同期增加2.7%,公寓產品每坪
成交11.2萬元較去年同期增加3.7%,若不分住宅類型每坪成交單價為15.4萬元,也較去年
同期微幅上揚0.6%。各類型住宅呈現微幅上揚趨勢,分析主因在於新市府上任,屋主對於
未來房市景氣較樂觀。
永慶不動產高雄中華藝校加盟店店長郭銘揮分析,依客戶至門市洽談物件中發現,在新市
府團隊上任後,許多屋主對於成交價格更為堅持,讓價空間縮短,主因是認為未來房市景
氣會變好,因此紛紛出現惜售狀態房價出現微幅上揚,然而未來買氣是否持續延續,仍受
到新建案供給影響。
屋主惜售造成買賣方對價格認知落差加大,但未來房市是否會如預期那麼熱絡,就供需市
場來說可不樂觀。今年高雄329檔期新屋供給逼近5500戶創下歷史新高,高雄房屋市場調
查協會也預估,光上半年大樓預售案就會超過8000戶,全年逼近12000戶。包括許多代銷
龍頭均表示,今年公司承接案量創歷史新高。
新屋貸款成數相對中古屋高,若是預售屋付款壓力更比中古屋輕鬆,這波建商倒貨產生超
額供給,市場能否順銷將是極大考驗。近期已有多家建商紛紛提出呼籲,預售屋供給過大
將對市場造成衝擊。(葉家銘/高雄報導)
