房市/連漲了10年 台南永康新成屋房價追過北區
政大信義不動產研究發展中心《2020房地產年鑑》指出,台南永康2019年住宅平均總價、
均價、5年內大樓均價都創10年新高,其中,5年內大樓均價19萬超越北區的18.3萬。專家
指出,南科就業人口與建設議題支撐下,永康房價漲幅明顯,但因仍具上漲空間,且對外
地客來說價格在可負擔範圍內,外地客紛紛搶進,連帶刺激在地人跟著買,就怕以後變更
貴,無論是千萬出頭的透天或屋齡較新的大樓產品,交易都很熱絡。
《2020房地產年鑑》統計,永康平均住宅總價684萬,住宅均價13.6萬,5年內大樓均價19
萬,三者均創10年來新高。年鑑分析亦指出,台南縣市合併升格後,永康成為發展重心,
尤其大橋重劃區吸引建商推案、交易熱絡,砲校遷移後的創意設計園區,未來可與大橋重
劃區串聯成住宅區,去年兩筆土地標售創下49.2萬、46.1萬超高價格。此外,永康有多項
重大建設,包括平實營區、物流及轉運專區、鹽行國中區段徵收區、南鐵地下化、捷運藍
線與綠線等。
永康近期成交價格不斷上漲,新成屋房價甚至超越舊台南市北區,主要原因是建設議題多
。信義房屋復國店店長李聿旌以大樓產品為例,大橋、東橋一帶價格最高,「住家對面就
是總圖」,還有砲校遷移等議題,吸引重視居住環境和區域發展前景的買方;因此,即便
當地屋齡5年內、4房總價已達1300萬,仍有不少外地客或南科工作族群願埋單,連帶刺激
在地人跟著買,就怕此時不買,隨著建設逐漸到位,房價恐繼續飆漲。
透天部分,過去國道一號以東的區域均能找到千萬出頭的透天,如今必須更往東,到永大
路二、三段以東的區域才能找到,數量也越來越少。李聿旌說,永大路以東素地雖多,但
土地價格已在每坪20萬以上,以地坪25坪來算,光是購地成本就要500萬,再加上建築成
本,未來新透天價格基本上都會自千萬起跳。
也因此,李聿旌說,目前只要一有千萬左右的透天釋出,不僅吸引當地換屋族迅速出手,
對外地客或「南漂」至南科工作的族群來說,1000出頭價格能買透天,在北部簡直不可能
,因此出手意願也很高,本月初就有一個1080萬的物件,1天內吸引多達20組看屋,且當
天就成交。
