其實今年我都已經有點不想講"你要快買房子"的事情.
這個是去年在講的.
(去年是最好的切入時間點
一個對不動產有概念的人,一定都是去年布局..而不是今年..
去年在那邊說不要進場的,管他說自己是不是甚麼不動產業是不是甚麼相關人士.
他不是笨蛋就是完全不動產外行人..
去年簡直投資者的送分題....)
去年是除了公寓和40年上下5年的老大樓你可以"慢慢看慢慢買"
(主要是2016一路漲到2019漲太兇要進入休息)
但是其他東西,你都必須逼自己在三個月內買起來(店面和辦公室不算)
去年你沒聽話買,今年我就不想理你..XD
去年年中,我美術館買10xx的房子,現在要1400左右(成交價非開價,開價都15xx)
你說我幹嘛理你,你不會買了...你買不下手了.
等到你哪天要結婚或生小孩被逼著一定要買,你就去買超級貴的東西.
但是現在,我覺得還是要多嘴一句.
現在時局變化最大的就是台積電,並且看起來應該是99%確定會蓋.
因此,你真的聽話...
你凡是有需求,你要逼自己"一個月內"買到房子.
對,去年我會叫你"3個月內買到",現在狀況變了,你必須"一個月內"買到.
為啥本來三個月.
因為那時候漲幅還好,雖然很誇張,但是還好,你有機率三個月挑到自己喜歡一點的房子.
但是超過3個月,價格會明顯往上,因此你怎樣挑都是挑到更爛的房子.
所以你挑房子挑超過三個月,你就只是越買越爛...
so..你只能給自己三個月的時間看有沒有機會挑到更喜歡一點的房子.
但目前台積電效應太誇張.
行情一個月變一次,有點豪洨到極點.
外加政府看起來一年內一點阻止的態度都沒有.
(而且台積電還是中央配合地方全部努力讓她來的,這風向順到整個強颱等級往高雄吹)
這種情況,行情一個月變一次.
你一個月內沒有買到..
你本來可以買15年屋3房平車,室內22坪.
1個月後你可能就剩下機械車位,或是2+1房平車.
你怎麼挑,時間一過,你就只能往下撿...
因此,你幾乎是,你有需求,看到甚麼買的起立刻買,你不要在思考.
因為你下斡旋還不一定買的到...買不到一間你還要急急忙忙去買另外一間.
因為你只有一個月.
so..現在我再多嘴一下.
你現在有需要買房子,逼自己一個月內一定要"買到"
(不是一個月內下斡旋..是要買到)
之後我也懶得再講了.
反正...錯過了,你就不會買..XD
等到哪天被逼著買,你就從1x年屋三房平車買成30年屋三房沒車位.
啥?你不相信..XD
回顧一下中南部2013~2014,以及台北2005~2011的歷史.
歷史不段重演.
阿你們從來都不再歷史中記取教訓.
阿..你那時候太小所以不懂歷史.
好吧,你的爸媽沒在歷史中記取教訓,然後做好家教和觀念傳承.
去怪妳爸媽..!!
你要知道.
2009的QE,只是美國次級房貸..
就造成2010~2015,中南部一堆房子翻倍.
(當然新屋比較難翻倍,但是20年以上的房子,很多都翻倍
公寓就不用講,公寓翻2.5倍.
越新的房子漲越少,越老越便宜的房子漲越兇...
錢往低處流的觀念而已...恩..你不懂以為爛東西沒人要..好吧,怪妳爸媽沒教觀念給你)
這次是甚麼??
這次是比上次規模大很多倍的無線QE..
之外還有甚麼?
之外那時候高雄不是號稱產業轉型難產,又老又窮,年輕人都北漂???
但這次...靠夭有台積電.六個廠.
你不用管六個廠會有多少人和薪水甚麼鬼的,這不是漲價的本質.
(如果這樣看房價,台北根本不可能是那個價格.
台北價格台北薪水族幾個買的起??...
房價不是看薪水的...那只是"話題")
因此,無限QE造成熱錢爆炸的多,一堆熱錢再找"出路"
然後高雄有了這20年來最大缺點的解藥.
(尤其前面還有一個台南炒台積電炒了好幾年的案例)
因此會有瘋狂的資金狂潮跑過來"炒作"高雄房價.
而不動產有僵固性,炒上去就停在那邊不會下來.
(一樣你看台北,大安區大樓從40炒到120,他掉下來了??)
這10年,炒作資金大量都撤出台北,但是台北房價並沒有掉下來,反而還有緩漲.
那你是認為高雄衝上去例如本來15年屋一坪20萬好了,衝到60萬.
他之後會降回30萬?40萬??...XD
我告訴你,就算是回檔,也只是回到55萬...你不用期待可以回檔多少.
(這一樣是歷史問題,七期在2016也回檔,他回檔多少?不到10%,現在是不是又突破歷史新高)
so...目前這種"架式".
高雄已經正在瘋狂的大漲.
我知道很多人眼睛都挑"價格還沒明顯跳動"的東西看..XD
然後自動忽略那些漲價很豪洨的帶頭性物件.
那我也只能講,你自我感覺良好到那種程度.
神仙都難救你.
明明就火燒起來了,你硬是閉著眼睛說"沒有阿,火在哪"
那你被燒死不就剛好而已.
so....
這是是因為台積電影響有點誇張的豪洨.
所以我才嘴癢在講一句.
"你有任何需求,逼自己一個月內一定要買到房子,就算那間房子你不喜歡,也一定要買到"
現在是連垃圾都會漲到天上去的時間點...甚麼鬼都在漲包含鹽埕區40年地上權套房..
所以對於增值來講,沒有買錯東西的問題,只有你漲的有沒有比較多的問題.
因此你買錯東西,都屌打沒有買..!!
買錯你以後還可以換屋,你沒有買...你以後就資源回收撿垃圾.
and...之後我就不再講了..
反正人生自己決定的,你要為自己的決定後產生的後果負責.
