【豪宅調查3】買氣慘跌47% 高雄億萬豪宅零成交
近年來房市買氣回溫,但成交類型多為首購與首換型住家,市面上高總價豪宅買氣仍疲乏
。房仲統計,今年高雄億萬元等級豪宅至今零成交,百坪以上豪宅成交單價已連續3年出
現下滑,與2014年房市高峰相比,今年高雄豪宅月均成交僅28.2戶,買氣大跌47.6%。
近年來高雄億萬等級豪宅產品集中在農16、美術館與亞洲新灣區,當中又以「京城」與「
國硯」較具實力曾有億萬身價成交紀錄,然而相對2016年當年成交6戶億萬豪宅,今能超
高總價豪宅買氣仍掛蛋,而從億萬豪宅成交均價也可發現,已連3年出現總價均價下滑。
房市盤整階段,豪宅客不出手觀望氛圍濃厚,以百坪以上豪宅為例,今年月均僅28.2萬元
,該價格已連續3年出現下滑,若與2014年買氣高峰相比,跌幅高達47.6%。豪宅買氣疲弱
最主要原因是市場供給量過大,以豪宅地段農16與美術館所屬的鼓山區為例,新成屋待售
戶數約916戶,遠高於預售屋466戶,整體豪宅房市賣壓較重。
龍悅廣告協理吳季濃分析,鼓山區豪宅去化雖然已漸起色,但過去預售屋供給過大,導致
這類預售宅因施工期已完工,形成新成屋在市場銷售,目前鼓山區待售屋量體過大,多數
屬中大坪數換屋或豪宅建案。
台灣房屋智庫發言人張旭嵐分析,數據顯示高雄豪宅市場買氣不如過往,從價與量均可看
出目前呈現下滑階段,然而高雄重大建設多,讓整體房市具備支撐,目前處於豪宅買氣盤
整階段,「依申報開工可發現,今年高雄建商少有推出大坪數住家,可見多數開發商正等
待新成屋有效去化,但短期仍未見買氣回升跡象,可能還要盤整一段時間。」
豪宅客Anne指出,因為目前景氣面尚未復甦,所以還是會再觀察一陣子,若房價出現大幅
下跌或有感下修,才會進場置產。(葉家銘/高雄報導)
