說南科是台南發展最重要的命脈,一點也不為過,受惠於南科近年台南的發展速度快,
尤其善化因為距離南科近,房市也受惠最多,不僅新大樓建案房價普遍站上2字頭,10年內
的大樓成交也衝上每坪20萬元,最近2年房價大漲25%。
根據日前1111人力銀行的調查,全台35~45歲的年輕人有約4成想移居台南,也希望到台
南工作,最重要的原因就是因為南科,而台南市於本周六(15日)也將舉行大型的就業博
覽會,將釋出6600個以上的職缺,更有4成薪資在3萬元以上,包括台積電、群創光電、台
灣穗高、錸恩帕斯、能元科技等多家科技大廠都有職缺釋出。
南科的發展也為周邊行政區帶進居住人口,東森房屋台南新市復興加盟店店東魏一德表
示,隨著南科持續拓廠,就業人口也愈來愈多,包括善化、新市2區已經連續6年都有超過
3000人入戶籍,若加上調職、未入戶籍者,人口增加更多。
就業人口增加也帶動住宅的需求,信義房屋安南海佃店店長陳政光表示,鄰近南科的行
政區如善化、新市、永康及安南區,都是南科就業族群會選擇居住的區段,因此房市受惠
最大,尤其善化和新市離南科最近,過去透天別墅總價約700~800萬元就買得到,現在總價
都已破千萬元,近2年上漲速度尤其快。
但因為地價逐漸攀高,近年南科周邊的透天別墅數量減少,取而代之的是大樓產品,價
格也不斷上漲,例如善化區的新案「桂田磐古」、「大任之翼」等,開價及成交都已站上
2字頭,甚至有建案開價出現3字頭。魏一德表示,善化屋齡10年內的大樓漲幅也很驚人,
房價從2年前每坪約16萬元,到現在已經漲到每坪20~22萬元,漲幅少25%。相較之下新市
區的大樓建案房價較親民,目前多還在1字頭。
而距離南科稍有距離的安南區,則是最近頗受南科人士青睞,這與興建中的北外環道有
關,未來北外環道完工後由安南區到南科車程可壓縮在10分鐘,鄰近的北區又有好市多等
成熟的生活機能,因此建案銷售熱度高,房價直逼2字頭。
