美術館地段比不贏巨蛋對面(博愛二路)? - 高雄

最近去美術館看了一些建案
除非豪宅型+大坪數 成交一坪會到30萬+
其他通常都在25上下(自己都看10-15樓的建案)
前幾天去看了一間在碳佐麻里附近 大路上的建案雙XX
60坪的單位 開價一坪差不多22萬多 有心要買應該可以談到20萬
忽然想到 前陣子朋友的親戚在巨蛋斜對面(三民家商操場對面 大八隔壁)
10幾快20年的大樓 一坪買19萬
查了附近的實價登錄也都在20萬那邊
雖然巨蛋那機能真的很強
但是中古賣到快20 跟美術館全新買20
是不是代表美術館地段有時候還打不贏博愛路呢?
PS:雖然美術館有豪宅型建案30萬+
但是博愛路靠近孟子路有間國泰建案 愛河之心旁有間大樓實價也都是30萬+
