疫情低薪高房價 「人生最不幸八年級生」
受到地價飆升、原物料價格上漲衝擊,台中各區房價補漲明顯,首購熱區更出現跳價效應
,包括北屯、潭子、海線等紛紛衝上3字頭,反觀八年級生初入社會不久、平均月薪約3萬

大優勢,正是房市入門首選,也可趁工程期時間加緊存錢。
八年級生為時下房市新世代,根據勞動部統計台中市平均提繳薪資,25至29歲平均月薪3
萬1709元,買房勢必成一大負擔;然而,進一步觀察聯徵中心發布住宅貸款統計,截至去
年尚有房貸者以購買6年以下新大樓最多、主力客群為30~40歲,若回推預售時期,購屋年
齡同樣不到30歲。
83年次的廖小姐,2年前買下北屯11期一帶的首購產品,2房總價700多萬元,如今同樣產
品已經要炒到900多萬元,她就說:「自己月薪頂多4萬元,先靠家裡資助付完10%頭期款
後,每期工程款自己支付2萬多元,雖然犧牲掉生活品質,但慶幸自己有提早買,不然現
在要來買一定更辛苦!」
事實上,房市「早買早享受」幾乎已經成為鐵律,近幾年大台中首購熱區房價跳高幅度驚
人,年年漲幅1至2成。目前北屯廍子重劃區擁有舊市區最親民房價,區域建案又以總太地
產系列造鎮案最受矚目,最新「心之所向」主力24~38坪、2~3房,全案每坪售價23~27萬
元,磁吸求新求變的年輕族群、小家庭等自住買盤入手;而周邊新案如大毅「人人幸福」
、「情定水蓮NO.17」開價已破3字頭,即將進場的「順天建設大仁段案」也有望定錨新高
價。
住商不動產七期南屯店經理黃盟翔建議:「自備款不足是多數年輕人的買房罩門,成屋頭
期款動輒上百萬,預售屋則以房屋總價約10至15%作為訂簽金,並有2至3年工程期可準備
10至15%期款與交屋款,大幅降低付款壓力,不過仍得衡量月收入是否穩定,再行評估。
