我原本以為這會是大家都知道的事實
不過我想大家應該還是會希望擁有一間屬於自己的窩
但是要怎麼買才能買得便宜又安全呢
希望這篇文章的幫助大家
剛剛底下有人推文
房仲是社會的寄生蟲,是無產能輸出的職業
其實也是要幫他們平反一下
因為他們也是很辛苦
因為他們要幫買方現況調查
避免買到凶宅、漏水、一些有林林總總問題的房子
說真的不是我做過一年的仲介
我還真的不知道買個房子有這麼多學問
避免買到問題屋最好的方法還是找仲介
因為真的出問題
至少還找得到人求償
通常賣有問題房子的屋主在賣掉之後早就脫產光光了
就算官司打贏也沒錢可賠
也算是蠻危險的
接下來
我們先假設房仲的些微良心還在
房子是正常乾淨的
那我們要怎麼買才不會被坑呢
1、預算
仲介會在一開始先問你的預算
千萬別說
你只要先說你的需求就好了
例如坪數、學區、座向等等
但是我對行情沒概念
可不可以先拿出你們的成交行情給我做參考
這時候你先以成交行情的75折當作你的預算
你們會問我說這樣會不會讓別人當作我是奧客不認真帶我看呢
保證不會
因為他們給你的行情絕對是真的但是一定是最高的
通常同一社區的最高和最低行情可以差到3-4成
所以你的預算是75成就已經是超級A客
行情觀超棒的
這樣子他們才會帶你去看些祕密在賣的專任案
通常專任案會比一般案便宜機會大一些
2、看屋
千萬不要以為進房就是要嫌房差才有機會買便宜
正所謂嫌貨才是買貨人
如果你一直嫌
房仲會以為你是同行派來的看屋部隊
根本就不會認真經營你
即使你出價他也不會認真幫你談
如果你真的覺得房子不差
請真心的讚美她
只是要想辦法找一些小瑕疵來說
最常見的房屋小瑕疵就是
有壁癌啦、附近有宮廟有教堂啦(即使你不介意)、或是交通不便、視野不佳等等
看到喜歡的房子了當然要出價啦
3、出價
出價就是一門藝術了
怎樣能出到不到屋主底價不會一下就買到結果買高買貴
卻能夠讓仲介心癢癢專心幫你談價格且價格一定在預算內而且能滿意
一定要從房價的6折開始出起
為什麼會是這個數字
因為屋主寫在仲介委任契約上的底價通常就是開價的75折呀
一開始仲介一定會告訴你屋主不可能會同意這個價格賣你
廢話,你知道我知道獨眼龍也知道
就算我8折出價你也會說不同意
你就只要回他
我願意付斡旋你去幫我談
我是還有加價的空間,但是說真的能加多少不知道(一定要說)
我也要看老婆、老爸、老媽、小孩、三叔公、四嬸婆的意見
不過我自己是還蠻喜歡這間房子的
但是也是要看屋主的誠意
希望你能幫我買到
通常仲介會先跟你說你這不是在為難我嗎之類的
請不要屌他
斡旋他百分之2萬會收
因為他心裡已經認為這是一個會成交的案子了
我先去喝口水、上個廁所
