海線房市大暴衝 龍井新案單價噴上44.9萬

台中可分為山、海、屯3大區域,近年房價自蛋黃屯區向外溢,而以往基期低的海線包含
大安、大甲、外埔、沙鹿、清水、梧棲、龍井及大肚區受到補漲激勵,以靠近西屯的龍井
、沙鹿來說,最新預售案已見到4字頭單價。
擁有台中機場、台中港等中台灣重要交通樞紐,海線近年重大投資建設更紛紛重壓,其中
,攸關海線地區聯外交通的重要建設包括「台中國際機場門戶計畫」、「特五號道路」、
「捷運藍線」與「海線雙軌高架大甲-追分」。
「特五號道路」將最先完工啟用,2022年有望通車,成為西屯區與龍井、沙鹿及清水的重
要連絡道路,更是吸引不少中科外溢買盤搶進,打算以交通時間換取居住空間。
觀察海線預售屋最新實價登錄,令人驚奇的是,龍井區「國聚之璟」21樓,頂樓戶總面積
56.52坪,以總價2179萬元成交,扣除車位後每坪單價達到驚人的44.9萬元,超越不少台
中蛋黃區個案,目前該社區已有97筆預售實登揭露,每坪均價接近4字頭。
沙鹿區包括「久樘晶漾天鵝」、「允將上上謙」等案也紛紛站上3字頭,後續包括龍寶建
設、精銳建設、新業建設等指標建商也陸續進駐,根據土地行情及原物料價格進行推估,
未來新推案價格恐將從4字頭起跳
再往外圍一圈的梧棲區新案「精銳錦」13樓,總面積53.56坪以總價1603萬元成交,扣除
車位後每坪單價上看34萬元創下區域新高,海線造鎮大案「遠雄幸福成」24樓,總面積
52.05坪以總價1518萬元成交,扣除車位後每坪單價也有31.7萬元。
信義房屋不動產企研室專案經理曾敬德分析,近年台中海線多新建案,許多建商推低總價
策略,搭配2~3房型的產品,吸引首購客群入場,也刷新所謂蛋白區的房價天花版,
海線在地房仲店東黃崑鋒分析,海線房價成長比想像中還快,以2022年來說,台74環線內
3字頭房價新案所剩無幾,首購族勢必將往外圍移動,也帶動海線各區房價成長,但是他
認為,海線房市供給量大,房價要如同市區一樣暴衝不容易,短期投資置產需更小心。
