汐止/汐科租屋問題 - 汐止

很開心被通知錄取 大概2月中要到汐止工作了:)
地點距離汐科火車站走路10分鐘，
爬文後大概了解那附近租屋大多是以東方科學園區為主
我的要求主要是
至少5-6坪、有對外窗、不會太吵鬧、房間不要非常老舊危險、附近生活機能OK就好，
當然有飲水機、洗衣機是更加分(但我也不是很強求)
有幾個問題想請問好心的版友
1. 租屋網上看到大多都是8-11坪、租金8500-9000左右的，
有可能租的到小一點，租金6000-7000的嗎？
2. 如果有機車代步，跟汐科相較，住在汐止是不是生活機能會比較好呢？
(預定可接受的上班路程在10-15分鐘)
3. 目前大概的方向有福德一路、連興街、仁愛路，
有沒有版友有其他推薦的地方呢？謝謝:)
另外，想請問南港下雨的頻率會比較少嗎？還是其實差不了多少呢？
