橋頭科學園區效應,驅動橋頭房市躍升成為高雄一級戰區和熱區,在達麗「全民萬歲」
完銷、交屋之後,中鋼集團12日加入戰局,推出「欣橋之心」大樓建案,使得該區目前共
有3場成屋、5個預售建案,正在銷售中,推案總戶數逼近6千戶,因銷售熱絡,新案房價半
年已調高10%到20%,包括中欣的「欣橋之心」、京成建設「森遠」、以及鼎宇「森風景
」等建案,開價已站上每坪20萬元。
高雄市房屋市場調查協會前任理事長謝俊正12日表示,除了達麗「全民萬歲」、隆大
「鳳凰時代」等建案完銷、交屋之外,近期在橋頭都會公園生活圈,至少有9個大樓建案,正
在銷售中,總銷戶數達5462戶,如果再加上12日進場的中鋼集團「欣橋之心」,目前的總
銷戶數約5,804戶。
由於橋頭科學園區推動招商的效應、以及既有楠梓加工區的購屋能力,以首購為主的該
區售屋去化速度,相當快速,也因此推升售價,各案在半年內,平均每坪至少漲幅超過
10%到20%以上。
以價格相對最低的雄崗「巴黎行旅」為例,該案2016年3月進場時,每坪最低售價約11.9
萬元,雄崗表示,經過一路調漲,在2020年9月15日調漲到每坪15.3萬元起跳之後,再從
10月1日開始,上漲到15.8萬元起跳,正在交屋的雄崗「巴黎行旅」,等於4年來調漲了
32.77%。
立勇國際總經理朱建雄指出,雄崗「巴黎行旅」的售價,代表橋頭都會公園生活圈4年來
的較低房價的變化,而鼎宇建設先後推出的「森之丘」、「森風景」,則代表相對高價區
的銷售熱度和價格變化,「森之丘」開賣時每坪17到22萬元,5個月即完銷的成屋「森風
景」,則是每坪18到23萬元,讓利空間已縮水。
位於「森風景」隔壁、京城集團企業京成建設推出的「森遠」,目前每坪開價介於21.6
萬到23.4萬元,京城集團發言人周敬恆指出,「森遠」仍以首購為主,目前已經售出近
70%。
隆大副總經理陳又齊表示,隆大第一個前進都會公園生活圈推出的建案「鳳凰時代」,
每坪售價約14到16萬元,目前在結構銷售的「鳳凰冠」,在上調3次價格之後,目前每坪開
價16到19萬元。
他說,隆大「鳳凰冠」的許多買家,來自日月光員工,另有部份市區消費者,因為市區
房價較高,轉進購買「鳳凰冠」,自住和置產都有。
