全台六都之中,台南被視為房價漲勢最強的都會區,不過,若觀測全台縣市近1年房價走
勢,南台灣的屏東與嘉義,房價卻相當強勢,甚至壓過台南。根據最新5月房價指數揭露,
全國房價年變動率為2.67%,其中嘉義較去年同期成長8.18%,屏東成長7.51%,台南僅排
全台縣市漲勢第三名,年變動率為5.67%。

根據5月最新「清華安富房價指數」,全台房價相較去年同期,嘉義漲幅最驚人,達
8.18%,其次為屏東的7.51%,反觀台北下滑0.78%、新北下滑0.27%、桃園下滑0.23%,
此三都處於盤整格局,不如市場消息稱「房價強勢彈升」。
「清華安富房價指數」分析,屏東縣房價指數在6年內成長接近8成,雖在2015年初、
2016年中及2018年初曾分別短暫走跌,但皆迅速恢復上漲趨勢,其中2018年僅短暫下滑
5個月,於2018年6月恢復上揚,目前趨勢仍持續向上。
而嘉義的房價近5年漲幅已逾5成,房價表現從2018年1月到達高峰後,漲勢曾一度中斷,
並於同年6月起反轉向上並持續成長至今,目前房價仍位於高點。至於交易量的部分,5月
平均交易量與5年平均線相當,整體而言,嘉義房市處於價增量穩的階段。
好時價產品總監丁肇毅分析,屏東、嘉義過去7至8年房價都算非常強勢,可能的原因是
北部房市高點盤整、資金外移,以及地區建築形態改變,例如過去多為公寓、透天交易,
但近幾年的新建案以大樓華廈為主,導致單價節節拉高。而多數房價數據關注六都會區,
因此忽略了這些「蛋白區」房價其實正在驚驚漲。

根據5月最新「清華安富房價指數」,全台房價相較去年同期,嘉義漲幅最驚人,達
