拜託不要有什麼魔人或有錢人來戰這篇--PLEASE

鄰居想要賣掉舊家，四處問附近鄰居接手的意願，
我本來不看好能賣好價錢的，昨天看到那間房子整間在整修，才知道賣出去了！
物件大約是這樣：
１。37年的四層公寓的1F
２。門前窄巷＋暗巷，非死巷但有縮減寬度，
窄巷：勉強一台車可通行的寬度
暗巷：100公尺長的巷子，印巷中是2支路燈
３。屋內：我媽說如果加前後違建就有40，但我目測是35
４。房間：１雙３單房＋１廁＋１倉庫（後院的違建很神奇的多蓋了一間倉庫）
５。採光：僅前院跟後院可勉強曬到陽光（都被隔壁的大樓遮住了）
６。地段：離運動場走路3分鐘，捷運新莊站走路10分鐘
成交價：950萬，是房仲賣的。
基本上，我非常不喜歡那間房子，又老又舊管線通通外露，
我媽本來很想買，是被我擋下來的，
但我媽跟幾個鄰居媽媽聽到賣950萬都說＂非常便宜＂，所以我媽為此對我有點每宋。
+_+ 請問一下～37年的房子..到底為什麼950萬叫非常便宜啊..只因為是1樓嗎..@@
我一想到那些髒髒舊舊又沒採光又不通風房間又小得要命
我真的寧願去買1000萬權狀20坪的新成屋耶（在復興路）
我的邏輯在我媽的眼中是外星人等級耶...... = =||
