房價嚇人 南七期2房賣到1500萬元
台中南屯七期生活圈為台商購屋大本營,近年來隨著鮭魚返鄉、游資充沛,房價一舉站穩
4字頭,甫借殼上櫃的鉅陞建設,亦在當地積極推出南青山系列作,近期低調進場第三期
「青山絵」,一個月預約就達400組,2房含車賣到1500萬元、單價直接上看5字頭,預計
系列作第4期加碼明年進場,業者表示,市場反應超乎預期,今明兩年加碼推案,總銷可
達百億元。
南屯七期生活圈推案量少,產品大多以60坪以上中大坪數銷售為主,主力總價超過3000萬
元,近年如國泰、惠宇等建商相繼推案,其中國泰建設建案「THE PARK」,為換屋產品設
計,每坪成交達53萬元,單價創下當地新高。
七期房仲陳若嘉表說:「南屯七期開發密度較低,豪宅環境氛圍相對愜意悠閒,跟新市政
中心截然不同,因此南七期一直是豪宅首選區域之一,但南七期的自住率相對還要高。」
不過近三年因市場需求,南七期陸續有小宅推案現身,指標鉅陞建設靠著開發小基地闖出
市場名號,在當地連推「南青山」系列作,主力中小坪數住宅,一期34戶已完銷,二期65
戶就快售完,鉅陞順勢推出三期「青山絵」,26戶住家,,坪數24至42坪,興建地上8層
樓,每坪單價也從4字頭上看到5字頭,漲幅達1成以上。
換算下來,近期推出的第三期「青山絵」主力總價1500萬元起跳,也將刷新當地小宅新高
價。鉅陞建設業務部林益生說:「疫情間看屋詢問還是相當踴躍,線上預約組數就高達40
0組,近兩周公開後反應不俗,這波疫後房市熱度不減,不過房價的漲幅還是來自地價營
造成本上揚。」
林益生也補充,下半年中部自住剛性需求強盛,除「青山絵」之外,同為南青山系列惠文
路第4期預計明年進場,總銷20餘億元;另台中市五權西路、東興路口危老案則預計今年
底進場,總銷25億元,值得注意的是,南屯路近文心路口也有50億元案量規劃,今明兩年
