房價不可能降2|一家超商也沒有 「南科鄉下」房價已衝千萬

房價不合理上漲。台南市善化區的胡厝寮是「鄉下的鄉下」,過去人口外移嚴重,生活機
能匱乏,直到今年6月區域才開設首家全家超商,不過打著南科議題,善化房價上漲,促
使買盤移入周邊鄉村,蓋起新透天、華廈,也吸引投資客炒房,胡厝寮早就有預售華廈3
房32坪,喊賣到近千萬,當地新的電梯透天開出近2000萬價格;房仲表示,這些地方目前
還是可以找到千萬以下的首購無電梯透天,房價相對便宜,吸引自住客早點入手。

根據戶政統計,胡厝寮的胡家里、胡厝里今年10月人口約3770人,相較於2016年增加近
500人;而且自2017年之後明顯有破百人遷入胡厝里,到2019年還遷入近250人。
當地居民透露,因位於郊區,早年年輕人多赴外地打拼,因此留下許多獨居老人,當地最
知名景點「外婆的彩繪牆」,就是源於三名孝順的外孫女在外地工作,因擔心年邁的外婆
胡蘇阿詩感到孤單,便在屋外的牆上彩繪童趣人物,陪伴外婆,一時傳為佳話。
胡厝寮過去生活機能較匱乏,早期村落只有雜貨店、柑仔店,直到今年6月村裡才開了第
一間全家便利超商,堪稱全村新聞;隔壁的東勢寮連超商也沒有,個別路段還有淹水隱患
,然而卻不影響房價堆疊。

胡厝寮因鄰近善化市區,近年開始翻轉,開始有人口移入,主因受到南科效應帶動,善化
地價、房價逐年上漲,帶動買盤外溢至郊區,胡厝寮也跟著受惠,吸引建商推案,也吸引
投資客到當地炒房。
《蘋果新聞網》走訪現場,胡厝寮的主要建物多為透天厝和三合院民宅,亦有大片大片的
農地,田中可見零星墳墓,可說是相當淳樸的鄉下。
住商不動產新市南科加盟店店東楊易達透露,胡厝寮近年土地行情上漲,當地農地一分農
地在上半年約500多萬,現在漲到700萬、800萬還是有人買。
他分析,主因還是「近南科」,不少買方認為南科的農地必漲,就會出手;但實務上也有
客戶是南科地主,早期有種田習慣,後來因區段徵收的關係,賣掉土地,又花一部分的錢
買農地,留住農保,這類農民地主通常鎖定目標為南科周邊的胡厝寮、什乃、百二甲等農
村聚落,購地預算約800萬以下,有土斯有財的觀念較深。

當地建地也漲,楊易達指出,5~6年前胡厝寮建地一坪約4~6萬,近年漲到8~10萬,鄰近的
什乃有成交到16萬,帶動胡厝寮地主也喊賣至12~13萬,不過要看建商是否買單了。
最近當地還出現一間天價住宅大樓,由投資客轉手要賣預售屋「佳佳園」,共34坪、室內
坪數約23坪的3房2廳2衛住宅,在網上喊賣930萬,民眾十分吃驚,直喊「驚人的價格」、
「鳥不生蛋的地方賣到930萬」、「真是亂七八糟」。
而當地最貴的電梯新透天也賣到約1800萬~2000萬,這讓善化人也很驚訝。楊易達透露,
現在南科市場確實很亂,當善化賣到單價30幾萬,安定賣到20幾萬,胡厝寮出現天價也不
讓人意外,屋主開出期待價格,真有需要的買方擔心房價越來越貴,只能硬著頭皮買。

答答房屋仲介黃海坪指出,東勢寮為善化周邊低窪地區,過去曾有淹水問題。不過目前善
化房價漲得太離譜,促使買盤前往東勢寮、胡厝寮等「蛋白區」前進,目前在東勢寮千萬
以下可買到首購型透天,但建議避開近溪尾、麻善公路一帶會淹水的地方。
楊易達則表示,鄰近善化的村落還有六分寮、什乃等地,因房價便宜鄰近南科,例如六分
寮生活機能還有美廉社,以及零星小吃部,生活機能會比胡厝寮、東勢寮好,很多買方因
預算有限,沒有地方可以買了,就會考慮先進駐這些區域。
清華大學科技管理學院榮譽講座教授張金鶚表示,政府和相關單位應該稽查當地預售屋是
否有炒作的情況,以及投資客的資金來源,到底買賣的情況如何,以及建案買賣完銷之後
是否有如實做實價登錄,希望政府介入,避免因市場太過猖狂而引起恐慌。(林佩萱/台
