鹽行重劃區鄰近中山高永康交流道,因距離南科不遠,過去1年土地成交超過萬坪。南市

鹽行重劃區屬永康平道段,區段總開發面積約60公頃,當中32公頃屬建築用地,為緩解永
康國中現有校地不足,重劃區內設置鹽行國中校舍亦已完工,並在110年度招生。台慶不
動產台南六甲頂加盟店店東周俊良指出,鹽行重劃區最大優勢就是屬永康少見新重劃區,
區段鄰近中山高且上國道約15分鐘即可到達南科園區,而近年來隨著永康土地開發殆盡,
當有新重劃區建置,地價往往會屢創新高。

、遠雄等,而最新市場傳言麗晶建設近期高價購地,詢問建商已獲證實,該筆土地位於平
道16街正對永康大排,基地面積1281坪,每坪成交52.5萬元,地價創下面積百坪以上新高
。三富地產董事長鍾增榮指出,區段尚無任何推案但地價已飆上5字頭,以目前購地成交
價推估,大樓非景觀宅可望站上成交25萬元,若屬景觀宅可能挑戰3字頭成交行情。

,而建商購地卡位主要看好南科效應,其工程師與作業員購屋力。鍾增榮表示,目前台南
新屋房價全面站上2字頭,而同屬永康的大橋重劃區,房價已開始挑戰3字頭,從目前整體
購屋力分析,疫情短期影響成交量,但待疫情過後民眾置產意願仍強,因此建商為中長期
