房價高漲,「薪水追不上房價」成為許多購屋族心中永遠的痛。以台中來說,近年重劃區輩出,新預售案因受限地價、營建成本等因素,不斷上漲,如單元二、單元三區域的新預售價格,從7月的40~47萬元,漲到45~60萬元,最高漲幅單坪超過10萬元。

信義房屋逢甲十二期店經理許竣凱認為,「現在台中房價已經趨向台北化。」他解釋,台中近年蛋黃區漲幅太高,不論單價、總價會讓部分購屋族吃不消,轉往蛋白區如太平、大里等蛋白區外溢,就如北市先前釀出一波脫北潮,購屋族往新北、桃園覓房一樣。

許竣凱認為雖然從數據上來看,房價跳空起伏是這1、2個月的事,但其實這2年來區域新預售屋正好突破購屋族對總價帶的瓶頸,以2房產品舉例,購屋族的認知已經從千萬元內普遍將預算提升至1300萬元以內。不過,未來他認為預售屋在新稅制上路後,會有反壓現象,而中古屋在補漲區段的將會更熱門。

台中市建築經營協會市場資訊主委白洪章分析,從近期土地交易來看、近期預售屋價格大漲的原因不外乎是反映營建成本增加,隨著74號快速道路、捷運綠線的開通,近期市場購地開始朝向自台中火車站到梧棲的「捷運藍線」搶進。
白洪章認為,以藍線沿線從東區4字頭、西區5字頭、西屯七期7字頭、中科東海5字頭的態勢,在房價壓迫下,部分購屋族會再往外擴到沙鹿、靜宜、清水、梧棲等地購屋。
台灣房屋集團趨勢中心經理陳定中指出,近年台中原縣區的新案價格,緊隨市區快步跟漲,不過各地還是有可撿便宜的區段。比如大里,台中軟體園區周邊的塗城生活圈,太平區在頭汴坑溪左岸的車籠埔一帶,也還有1字頭新案分佈,海線地帶往西濱快速道路,以及台17 線沿線,尋覓價格相對親民的物件。
此外,台中各地屋齡約 15~20 年的中古屋,房價普遍是同區段的新建案的7折到8折,因
此想找到 1 字頭的低負擔物件相對容易,所以消費者不妨以中古屋作為購屋的敲門磚。
