去年台積電效應帶動高雄房價暴漲,如今景氣修正,市場出現盤整態勢,今年上半年建商
已經出現緩推潮,新屋房市呈現乏善可陳市況。然而該開案的也不能一直都不開案,今年
下半年高雄將出現史上最大預售造鎮推案潮,《蘋果新聞網》調查包括華王、恆鵬、三地
、三發、清景麟、華友聯、藏美國揚等總計7大造鎮,總銷高達680億,社區近5000戶。
高雄市上半年新屋房市呈現緩推潮,原先要在329檔期推出的個案,包括接待中心尚未搭
設、建照申請尚未完成、市場打房政策暫緩推案等各類理由,因此紛紛暫緩進場今年下半
年進場,統計共7大案中有4大案總銷突破百億元,分別為是興富發總裁鄭欽天個人投資鹽
埕區「港灣1號院」、恆鵬建設左營高鐵「世紀莊園」、三地高雄車站「艾美國際館」及
三發仁武澄德特區「首席‧大院」,就目前房價分析,市區4~5字頭;郊區全面站穩3字頭

目前已曝光7大造鎮案,「港灣1號院」主打可遠眺高雄港,每坪開價50~55萬元,恆鵬建
設「世紀莊園」因鄰近台積電廠區,每坪主力4字頭,甚至單坪挑戰45萬元,另醞釀許久
三地集團「艾美國際城」,每坪成交價會落在3字頭末段與4字頭房價,仁武史上最大造鎮
「首席‧大院」,每坪開價35~40萬元。高雄房屋市場調查協會理事長黃詩萱指出,造鎮
預售案均創市場新高,推案主力仍以2~3房較多,鎖定剛性需求購屋客。

另華友聯及清景麟均於小港89期重劃區也就是原少康營區有著指標造鎮,基地坐落在小港
森林公園首排具景觀大樓造鎮案「清景麟國家公園」,成交價將挑戰3字頭、而華友聯「
POWER CITY」單案總銷55億元,每坪28~33萬元。另位於鳳山區藏美、國揚合建造鎮「東
京都」,預計7月進場,每坪房價3~4字頭。

針對今年下半年房市,上揚國際董事長林聰麟指出,市場盤整趨勢未變,利率、大選與打
炒房政策仍會干預購屋族進場,而剛性需求購屋族也將逐漸接受高雄這波高漲房價已回不
