高市去年建物買賣移轉棟數達3萬7250戶,較2018年上揚11.9%,然而數據反應房市回溫買
氣提升,但未來景氣或許不像數據那麼樂觀。龍悅廣告統計結算至1月5日高雄大樓建案供
給發現,目前待售個案高達264場,待售戶數約3萬1126戶已創縣市合併後新高,當中87%
屬預售僅13%為成屋,於成屋市場中1字頭房價僅佔全體2成,但佔整體過戶數達5成交易量
。
高市近年來預售供給大幅增加,依統計發現目前預售大樓達142場戶數約有2萬7181戶,佔
整體供給量87.3%,當中預售大樓最多位於三民區達5611戶,其次是楠梓區3262戶,另包
含左營、苓雅、鳳山與橋頭均有突破2000戶,而前金與仁武均有超過1500戶,無論市區或
市郊均呈現供給大幅提升現象。
龍悅廣告協理吳季濃指出,若不扣除部分已去化預售量計算,成屋餘量僅佔總銷售量13%
,也就是說高雄已公開大樓銷售市場每10場就有8.7場為預售,只有1.3場為成屋,值得留
意的是在成屋市場中1字頭房價區包含楠梓、鳳山、仁武、小港佔整體成屋供給僅2成,有
8成屬於2字頭以上房價,但這些1字頭區段過戶數卻接近總過戶數5成,換言之目前新成屋
房市有一半購屋族選1字頭房價區。
從前年開始預售供給大幅提升,未來還有包含達麗建設「上東京」、華友聯「果貿案」等
社區戶數超過300戶造鎮案公開,預售市場供給可能再創歷史新高。
高雄房屋市場調查協會榮譽理事長蔡紹豪指出,市場呈現預售供給創歷史新高現象,以每
年8000戶過戶量,至少要3年才能去化,目前開發商面臨地價上揚,營建成本上漲加上缺
工問題嚴重,好在高市工務局祭出在建照有效期限內,可申請工期延長2年措施,讓這波
房市供給大量可緩著陸。

一坪幾乎都快突破25了
另外楠梓的人口在幾個月前已超過前鎮區
未來年輕人往蛋白區移動
楠梓苓雅周遭的房價也會提高吧??
但高雄建商瘋狂獵地 蓋那麼多不知道要給誰住
