台南房價負擔創新高 甚至超越高雄

內政部最新統計資料,台南市第一季房價所得比達7.78倍,
創2017年以來新高,同時也較上季超越高雄市,等於台南民
眾得不吃不喝將近8年才能買得了房子。對此,在地房仲指出
,基於台南土地價格基期較其他五都低、有南科相關題材等
兩大因素,2、3年前就陸續吸引許多外地建商獵地推案,進
而推升房價。
房價所得比是將該縣市中位數住宅價格,除以該縣市中位數
家戶可支配所得,數值越高,代表房價負擔的能力越低。而
根據內政部最新公布第一季各縣市房價負擔能力,六都之中
,台南市的房價所得比7.78倍,等於台南民眾得不吃不喝將
近8年才能在台南買房,創2017年以來新高,且相較上一季已
略超越高雄市。
根據信義房屋企研室統計實價登錄,台南市去年住宅平均總
價847萬,較前一年2019年有13%漲幅,今年截至5月份,平均
總價更攀升至981萬,創歷年新高,甚至超越高雄市。
信義房屋安平永華店店長呂浩廷表示,各界看好南科擴廠題
材,且配合南科發展,公部門又推動北外環道等相關交通建
設,加上台南土地價格基期本就相對低,2、3年前就有許多
外地知名建商湧入獵地推案,這讓台南近期漸漸從透天為主
力產品,轉變為越來越多大樓,買方接受度也隨之提高,此
外,房價也勢必有所帶動。
而在最新公布的第一季住宅價格指數中,內政部也分析,今
年初國內經濟成長新高、購屋利率低且資金寬鬆,住宅價格
持續攀升,六都之中,台南、台中、高雄上升幅度都相當明
顯。台南部分,主要是永康區、東區、南區、中西區、安平
區上升幅度較大,多是區域內有新興開發區,或有產業等重
大投資建設所致。
因此,呂浩廷觀察到,台南大樓買盤愈趨兩極,換屋型大約
落在總價2000至3000萬,買方多視地點及建商品牌作為選擇
依據,另一部分則是一般小資及首購家庭,由於預算上仍有
限制,仍會鎖定總價1000萬左右的物件,負擔比較輕。
整體房市價量是否恐受疫情衝擊?呂浩廷則表示,房貸利率
仍低,股市表現仍佳,不動產依舊是無論自住或置產客鎖定
的標的;且據他觀察,這波疫情以來,台南的交易量尚稱穩
定,尤其土地持續在成交,甚至還有大型觀光飯店持續興建
中。
