台南房價低基期 成本與建設效應 房價每年將漲逾5%

依據內政部最新發布今年第1季全國住宅價格指數及房價負擔能
力,六都住宅價格指數波動幅度不大,皆在1%內,其中以台南
市上漲0.99%最多。但因台南房價低基期,加上南科持續設廠開
發與北外環快速道路建設,增加就業機會與提高通勤便利,大建
商預估,台南房價在未來3年內,每年漲幅將逾5%,安南區單價
將站穩2字頭。
住商不動產企劃研究室經理徐佳馨分析,今年第1季全國住宅價
格指數及房價負擔能力,六都住宅價格指數波動幅度不大,皆在
1%內,以台南市上漲0.99%最多,其次為台中市上漲0.85%、高
雄市上漲0.54%。台南上漲最多原因有二,首先台南房價是六都
最低,成長空間也較大;其次則是近年南科發展帶來就業潮,推
升房市熱度。
台南市府財稅局強調,台南近年來推動市地重劃、區段徵收,目
的是因應社會、經濟發展的需求,透過公共設施的改善,來達到
提高土地利用價值,健全都市發展,提升市民生活品質。且公共
設施的完善,也有助於吸引大型企業投資本市,增加就業機會。
再依財政部財政資訊中心統計資料顯示,台南市近5年首購族增
加7萬2207戶,成長12.1%,為6都最高。近年臺南推動宜居城市
及各項投資建設,南市的房屋有高達82.8%為自住需求,這些市
政建設發展利益均由全體市民共享。
遠雄建設總經理湯佳峯指出,由於台南房價低基期,但購屋需求
受惠於南科開發建設,按照當前土地與營建成本漲勢,加上缺工
效應,未來三年內,台南房價也將以每年上漲至少5%的趨勢發展
。東區平實營區一帶的鬧區,3年內房價將站上35萬元。
湯佳峯表示,遠雄建設未來三年內,也將陸續推出總銷合計約
200億元、戶數約2800戶,包括明年3、4月份在台南歸仁的高鐵
特區推出約360戶、總銷約27億元的預售大樓案;2年後在東區平
實營區C、D區推出約2000戶、總銷約150億元的預售大樓案,將
以3房為主力,以及3年後在永康大灣重劃區推出總銷29億元約
350~400戶的預售大樓案等,期許能用最堅強的團隊陣容,持續
為台南帶來更多宜居建築。
良勳建設董事長顏裕昌則說,由於外地建商看好台南房市,紛紛
前來搶地,造成地價成本快速墊高,同時北外環快速道路三期即
將於明年底完工,安南區可迅速於10分鐘車程連結南科,在成本
效應與購屋圈擴大情勢下,安南區包括北安商圈、海佃商圈一帶
,明年房價都將站上2字頭。
