台南成為「炒房天堂」?一轉手就賺2成 專家:當心被套牢

台南房價上揚猛烈!根據好時價資料,台南市2021年6月房價指數為174.90,與9年前相比
漲幅達81.90%,進一步計算其交易筆數,可發現平均交易一筆,就可賺上2成房價,且平
均持有時間2年以內占35.73%最大宗。房市專家指出,這樣的狀態,顯示台南市「投資盤
」買賣高於正常居住買賣,奉勸民眾應居高思危。
好時價產品總監丁肇毅表示,2012年8月至今,永康區、東區、北區、安平區、安南區的
漲幅分別為84.86%、66.80%、85.29%、75.35%、64.59%,皆優於全國的42.00%。
此外,所有交易中共有1.27萬個門牌出現2筆以上的交易紀錄,持有時間中位數為2.62年
,出售時的價差中位數為20.09%。換句話說,重複交易性高的房子,平均2.62年就售出
一件,且獲利達2成以上。
陳傑鳴表示,其實台南過去多以區域買盤為主,近2年台商回流、南科議題發酵,才興起
投資風氣,比較2019年與2021年台南平均房價,台南16.7萬、增幅15.2%,位居六都之冠
,漲勢驚人。
台南新建案推案價不斷攀升,也帶動區位佳的老舊華廈、大樓價格竄高,近1、2年房價飆
升逾2成的社區比比皆是,投資客湧進炒短線,換手頻率也因此大增,短期持有的情況也
明顯高於其他都會區。
陳傑鳴說,購屋者在看好後市追價買房時,還是要注意房價合理性,一般來說,房價隨通
膨合理上漲,每年漲幅3%~5%都屬溫和,每年以10%~20%的速度上漲都有異常的狀況,
一般這種情況,投資人應慎防套牢。
台南近年在建商大量推案下,目前永康、東區、北區、安平、安南、善化等投資客熱炒地
區,即便有利多題材,但可能已提前反應完畢,累積大量新建餘屋尚待去化,他提醒,未
來若房市發展不如預期,恐有投資套牢的可能,建議應以自住需求為主,投資上則應居高
思危。
