台中海線近年議題多,帶動地價不斷上揚,別墅推案也產生「排擠效應」,清水區反成這
波亮點,推案量甚至超過海線蛋黃區沙鹿一帶,據統計,清水透天厝平均交易總價已達千
萬元,相較於5年前,當地平均600~700萬元,早已是不同風景,讓在地人直喊:「海線房
價太誇張,真的回不去了!」
原有台中外圍清水一帶,常吸引不少購屋族以「空間換取房價」,總價僅要800萬元內即
可獨享天地、首購族都可輕鬆負擔,不過自從三井進駐、市政府的海陸空港重大政策,各
項利多發酵之下,開發商紛搶進獵地,房地產也從傳統在地封閉型態、逐漸受到外地目光
。近5年來,價格趨勢上漲明顯。
根據不動產買賣平台統計,清水透天厝平均交易總價站上千萬元,5年來上漲幅度最明顯
、主力交易總價增幅近300萬元,也成為目前台中市場透天推案量爆量區域。全區至少超
過30個待售別墅建案,推案量甚至超過沙鹿一帶,也創下史上新高價。在地業者分析,沙
鹿因房價較高,主力總價動輒1500萬元以上,清水土地每坪地價僅10萬元出頭,又有重劃
區、三井利多,外地投資客也不少,才會發生推案轉移效果。
清水一帶從5年前開始延續迄今,市場總有不少首購型別墅應戰,皆採中型20~30戶規模開
發,量體不大,主力總價介於800~1300萬元之間,當地推案建商呂彥毅指出,當地多屬低
總價首購別墅,規劃傳統1樓停車、面寬4.2~4.5米、地上3~4樓別墅,也有部分相對高總
價特色別墅,市場相當熱鬧。(王鈞生/台中報導)
