台中Q2房價漲16% 冠六都

吉家網昨(8)日公布今年第2季房市季報,觀察六都房價表現,台中、台南、桃園三都漲幅分居前三名,帶動市場回溫。吉家網董事長李同榮指出,房市正處主升段趨勢,營建成本又大幅上揚,自住與換屋買盤積極,疫後將有報復性買盤出籠。
李同榮表示,今年上半年房市歷經內外夾擊,包含新冠疫情肆虐、房地合一稅2.0與實價登錄2.0新制上路等不利因素,加上缺工、缺料,但全台房價平均年增幅仍達二位數,交易量高達17.5萬棟,年增率24.7%,顯示低利率、游資豐、通貨膨脹等三大有利因素,吸引自住與換屋的剛性需求買盤勇於進場,抵銷多數不利因素,打炒房的心理恐懼一掃而空,房市現況也預告了房地合一2.0新稅制無效。
李同榮預測,下半年若疫情舒緩,房市將會爆量,且房價處於上升趨勢主升段,疫後將有報復性買盤出籠,強勁的剛性需求將積極介入市場,整體房價隨經濟成長力道溫和走揚。
他直言,政策雖有效抑制投機,不過剛性買盤穩定,帶動房市價量齊揚,由於上半年移轉棟數尚未反映疫情帶來的衝擊,預料第3季移轉棟數會顯現疫情下的市況,第4季有爆量可能,全年交易量望能上看34萬至35萬棟。
六都今年第2季房價表現較去年同期亮眼,台中市房價平均每坪約22.7萬元,年增幅達16.1%,傲視其他五都。
台南市房價基期較低,於2020年第1季反彈後一路上漲,補漲表現態勢強勁,今年第2季台南平均每坪17.9萬元,年增15.6%位居第二。
桃竹縣市受雙北高房價推擠效應,上半年交易量增,今年第2季平均每坪21.7萬元,去年第2季反彈後一路上漲突破歷史高點,年增10.5%居第三。雙北房價也漸回溫,但因過去基期高,整體表現偏弱。高雄市房價基期低,自2017年第4季反彈後一路上揚,每坪約19萬元,與去年同期相較微增5.1%。
對照第1季六都房價表現,今年第2季六都中古屋均價表現穩健,儘管疫情肆虐,房價依舊維持小漲態勢,預期今年六都房價將呈現量增價緩漲格局。
展望下半年,營建成本漲幅不僅成為觀察重點,疫情是否能受到穩定控制,更是決定下半年及未來房市交易量的關鍵因素。
